Hope you decided to work with the agent that showed you the home. If you go directly to the Seller's Agent, keep in mind you will not have any representation unless your state allows dual representation. You want to make sure that you have representation on your side to look out for your best interest and perform the due diligence on the property. In most states, a Seller's agent can only perform ministeral acts for the buyer customer, but their fiduciary responsibility and loyalty is to their client, the Seller. As far as the commission goes, a good Buyer's Agent will negotiate a fair price for you the buyer client, the Seller's agent is obligated to negotiate the best offer for the seller only.

My approach is low key and straight forward with working with buyers and sellers. I have several agents in my office that have a large portfolio of bank owned properties. You should also consider looking at resales as well. In this buyer's market, we are seeing the average price around 90 -92% of asking price. I just found out that Mike Hambly of Champion Realty in Annapolis has this property listed for sale at $1,199,000 so it is probably a typo. I wouldn't think that it would be renting for $1,000 per month. Hope that helps. - Mon Sep 22 2008, 09:57
It is quite possible that is actually real. I am a REALTOR in Ocean City, MD and we post our rentals on Craigslist as well as on our company website. Your best bet would be to contact the party to find out what is included, what there rental application entails, etc. When you rent through a broker, there is generally a small application fee for a credit check. At Hileman Real Estate, we require a prospective tenant to visit the property before we take an application to make sure. The problem with Craigslist is generally from a prospective tenant asking to rent a property site unseen, saying they can pay up front, then asking for bank account or wiring instructions. Sounds like you need to have a meeting of the minds to make sure you both understand each other's expectations. Let your agent know what you expect and about your concerns. If he is not willing or able to meet your expectations, then you may want to request a release as Ted mentioned below. If that doesn't work, you may want to speak with his broker about your dissatisfaction. Keep in mind, in this market you will want to have an agent who is realistic about what can be accomplished in the time frame you want to sell in, by giving you the facts about the length of time on market and actual home "selling" prices.
