"I am writing today to give my vote of confidence in Kevin and Monica McNamara. I developed Jetty’s Break Condominium on 92nd Street in Ocean City, Maryland. It is a 15 unit complex, from 1-3 bedrooms. The prices ranged from $259,000-$699,000 per unit. The project began in August of 2002 and construction was completed September of 2004. All 15 units were sold by October 2004. Most of the units were sold prior to completion by Kevin and Monica. Upon meeting Kevin and Monica, I immediately realized that their enthusiasm for real estate was completely contagious to me. I could only imagine how well they could get a prospective buyer to be excited about a property such as mine. After interviewing several REALTORS in the area to market Jetty’s Break, I decided upon Kevin and Monica. They had a complete knowledge of the real estate market in the Ocean City area. "I worked with Monica Cartwright on the Ocean Breeze project from June of 1992 until December of that same year. Unfortunately, because of the economic and lending climate at the time, we were unable to secure reasonable construction financing that would have made me feel comfortable to continue with the project. I have been a builder and developer of residential and commercial projects both in Salisbury and Ocean City since 1981. As a result, I come in contact with many REALTORS that always seem to promise more than they deliver. Such is not the case with Ms. Cartwright. Throughout the entire Ocean Breeze negotiation, marketing proposal for the finished product, feasibility studies, search for financing, etc. She was always very professional and dedicated to trying to find solutions to the many obstacles we encountered. I would recommend Monica Cartwright as THE REALTOR to do business with in Ocean City. In fact, I recently sold my oceanfront property and purchased a bayfront home all through Monica Cartwright and O’Conor, Piper & Flynn. In my mind they are an unbeatable team when it comes to Ocean City real estate."

First let's talk about the difference between a management company and a rental company. A management company deals with the day to day operation of the building. Which includes cleaning walkways, parking lot, etc. dealing with contractors, preparing and administering the condo's budget and insurance brokers. The management company has been hired by the Board of Directors to act on behalf of the owner's. If you buy a condo that you want to rent, you will hire a company to coordinate the rentals for you. They will find the tenants, assist with cleaning between check ins, accept monies for the rental on your behalf. They will be the check in location for the renter to get their keys, instructions and for tenant to call if there are any problems with the property when they get there. If a rental company provides full service for the owner they will charge you a percentage of the actual rental income that they book for you. For example, Coldwell Banker charges 16% of the gross rental income if they find the tenant, and 8% if you find the tenant and send them directly to Coldwell Banker. - Wed Aug 27 2008, 10:07

Why do some condo listings show $0 for HOA?

Because a property is called a condominium, does not represent that it is part of a "Homeowner's Association - HOA". In most cases that is true. However, it can be part of a condominium association where there are in fact regular dues. Most condominium dues in the Ocean City Maryland area include the master insurance policies, the use of the amentities for the building, exterior repairs and maintenance, your water usage, and in some cases cable television. The condo dues appear in a different area on the properties listing. So be sure to look for that. Keep in mind the dues are probably appearing as an annual amount. In Ocean City you are predominantly referring to the Condominium Association dues that are past due from the current owner. I had a circumstance where the buyer was buying a foreclosed property and the position of the condo association was that the past due condo fees were an "uncollectable debt" from the owner, so the association was not pursuing the owner. The plan of the condo association, was to take the monies that were past due, and pro-rate them among the existing owners. Neither the lender, nor the new purchaser paid those past due fees. However, the new owner was paying a portion of them by having their condo dues increased to make up the short fall. Do your homework! Bank foreclosures and short sales can be very complicated, and quite time consuming. Work with a real estate professional that has had experience in dealing with these types of sales.
