Most likely they are just moving the file into another pile but have not done the employement verification again. This is usually done the day before closing. My bet is you deal is going to fall apart. I would start preparing for that and if you are using an attorney inform them and your agent if you have one. Sorry.

Overall prices have come down and inventory has gone up - but to give you a more specific answer would need to know more specifics, such as where and what size house/lot. Would be more than happy to provide more details if you need more than a general answer.

There is a realy good chance you will not be able to go up - from my expierence working in Ocan Gate, alot of those "postage stamp" lots are zoned for only 1 level - it was part of the agreement when they were sub divided to make such small lots buildable in the first place - and Ocean Gate can be real tough and expensive when it comes to zonning issues. Make friends with someone who has been building in Ocean Gate to get a beter understanding of the hoops you will have to go thru to build up on that lot. You may be better off picking a lot a little further away from the beach to get a bigger house and save yourself the expense and agrevation.

Your questions is the same one on everyone's mind today that is shopping for a home. It's a a question that just doesn't have a cut and dry answer. Which is fustrating for you I know. Everything already mentioned is good advice. One other thing you can do to get some insight on where to start is if you have a realtor they can check the tax records for you to see when the sellers bought it, what they paid for it, and what the mortgage was they took at the time. This could give you some idea if there is alot of room for negotiation or not - say they bought it 20 years ago for $200,000 and paid cash vs they bought it last year and paid $595,000 and have a mortgage of $590,000.

The other thing I have experienced is when it comes to a divorce the sellers are now splitting the proceeds and are walking away with half of what they expeceted and are usually dissapointed. So if you offer too low you risk them not being able to work together to come up with a counter offer since they are in a divorce wich rarely is friendly.
