I just did a quick search, but in this market, based on closed sales in Saddle Creek, and on what little is actively for sale there, I'd say that you wouldn't get your money back if you sold right now. It may take a couple of years before the market is in a positon to get you much, if any, profit. I'd be glad to talk to you in more depth, about it, though.

Have you thought about listing the home with an agent for more exposure? I'm ana agent in Ocala, and homes in the Ocala/Marion County area are selling pretty well, if they are priced right. Listing the home will get you a lot more exposure than trying to do the job yourself.

Find a good real estate agent that will do the legwork for you. Most banks list their own properties with a Realtor, rather than dealing with buyers themselves, and having your own agent to represent you can be very valuable. Bank Owned properties are sold as-is, so there may be repairs needed, and you'll need to be pre-approved or have proof of available funds for cash before making an offer. Most banks will have their own contract addendums that have to be made part or the purchase contract, too, another reason that representation is a real plus. - Wed May 21 2008, 07:39
