I am a Max Broock Realtor in Oakland County Michigan with extensive experience working with Buyers and Sellers . Carolyn,
The offer of $110,000 doesn't sound unreasonable, but take into consideration the condition of the house. If you feel there is an urgent need to repair/update the home, it may not be a savings for you in the end.
As mentioned by other Agents, take the Sold comps in the area into considerations also.

I sold a home in that exact area to some clients. They haven't commented on the noise form the train , for some reason I want to say that no whistle is blown while going through there.
I don't have any first hand knowledge, but hope that helps.

You need an agent that will market your home on as many websites as possible, as that is where everyone begins their search. The majority of internet " hits" I get on my listings come from Realtor.com, but I provide many more options for my clients. I receive a report form Tuilia. com and as to the number of people looking at my lisitngs on a weekly basis. I also have a link to HGTV.com to my website. I showed homes in Birningham yesterday. You are welcome to include me in the agents you may want to interview.

Hi Jim,
My immediate answer to your question would be not to spend the estimated 40k to remodel the kitchen. Probably some inexpensive cosmetic upgrdes such as paint, new hardware, faucets and lighting may be enough to peek interest for buyers. Please keep in mind that many buyers want to come in and change a kitchen to their taste ,even with a brand new kitchen. My advise would be to either check out Open Houses in your neighborhood or ask your Realtor to preview homes in your area. A Realtor has access to Sold homes and can give you an up to date Market Analysis. Good luck! - Mon May 19 2008, 05:58
