I'm a licensed Realtor in California and Texas. Through additional training and experience I hold the designations of: Accredited Buyers Representative, Internet Certified ePRO, Relocation Specialist and Military Market Specialist. Personally I've relocated all over the country and after growing up on the North Shore of Massachusetts, I've lived in Virginia, New York City, California and Texas. Because of my own experiences, I understand the unique needs of individuals and families who are faced with long distance moves. I lived in Oak Park for 9 years and my children attended elementary through high school there. Hands down it is my top choice and the only place I'd want to live and raise a family. What attracted me most to Oak Park was the quality of the school district (Oak Park has its own school district) and the abundance of natural beauty. I always felt very safe living there, we never locked our front door (mostly because my sons were always loosing their house keys). We had so many wonderful experiences and memories living there and highly recommend it to everyone who asks. There are lots of hiking and biking trails, beautifuly maintained public parks, etc. The high school's all weather track and basketball/tennis courts are open to the public after school hours. I lived in Oak Park for 9 years and my sons attended elementary through high school there and I wouldn't choose anyplace else to live. There are over 78 acres of public park land, hiking and biking trails, beautiful parks, and so much more. There are many accelerated/honors programs offered at the high school and motivated students will never lack challenging opportunities to learn. As for the current and future of the housing market and trying to decide when to buy, it depends on your reasons to buy and the length of time you expect to own. We've been able to find great buys for clients on bank owned properties, saving them tens of thousands and giving them a buffer on the market. Are there any 1 bdr apt/condos to rent?

In the MLS only 1 is showing (its a mobile home) asking $1500. Since January only 1 has come up in the MLS and rented in Janaury for $1350 p/m. Are you open to nearby areas? I've placed several happy past clients with Oak Park Apartments (one section allows dogs, the other section does not) and Oak Park Townhome Rentals (a little more expensive, but offer single car garages). In fact, one side of Lindero Canyon (where Oak Park Apartments is located) is Westlake Village, the other side of the same street is Oak Park. If I can be of assistance, please let me know.

You said you liked this property - did you know you can still put an offer in? "Release from showing" is meant to be a temporary status, and really by MLS rules only meant to be used for a couple weeks or so. However, the property is still fully available for purchase during this time, just not available to view. Offers can be made even if you haven't seen the property, but made contingent on you being able to view and approve the property. If you would like help with this and are not working with a local Realtor, please contact me.

As for "negotiating short sale", sSometimes short sales are negotiated before offers are received. The listing agent could be working directly with the owner and mortgage company to get an agreement to sell for a certain amount. Or they could have received an offer (though in that case they would have probably left the status as "available").
