About Me
In today’s real estate market, you need to work with a real estate professional you can trust. Whether you are building, buying or selling your primary residence, a second home, or relocating to a new state, I can help make your homeownership dreams come true and would be honored to do so. I'd love to show you how my persistence and skills have earned me the nickname of "Termite" and the slogan of "Where there's a WILLis, there IS a way!" I stay busy enough to remain up to date on market trends, but not too busy to give you the individual attention you deserve.

When working as your buyer's agent there is never a fee to you. I promise to get you the best price and deal that is possible. I stay current on all of the home buyer's mortgage assistance programs and especially enjoy assisting first time home buyers and those who are building a home. If you are looking to move out of state, my extensive relocation division can put you in touch with an experienced and knowledgeable realtor in that area.

The care and concern I display in tranactions for my clients has prompted real estate agents on the other end of the deal to ask me if this house was for a relative or friend of mine. I promise you to treat the home you are buying or selling as if it was my own.

When working as a seller's agent I can promise you full service and full marketing. My commission rate is not the lowest or the highest in my area however I do earn it. In the long run I will save you money by cutting your selling time (and the amount of house payments and associated costs). I accomplish this through my extensive marketing and home staging efforts and setting the price right from the beginning. I will not tell you the price you want to hear if your house doesn't justify it just to get the listing - that doesn't do either one of us any good. Overpriced homes are very hard to sell in this market, no matter how much I spend to advertise them!

As a bonus, my sellers receive a free home staging consultation. My additional education as a Property Image Consultant has trained me in the ways of making your home more appealing to homebuyers; simply by rearranging items you already own or occasionally supplementing the buyers first impression with inexpensive accessories. "Staging" your home to sell will give you a competitive edge in todays market. Combining my staging techniques with extensive marketing efforts enables me to sell your home for 99.3% of the asking price, as compared to the average sale of 96.5% of the asking price. Marketing efforts include over 800 real estate web sites, real estate TV channels and magazines, postcards and newspaper ads. I also email flyers of your home to other agents who have home buying clients looking for properties in your area and provide color flyers in your front yard for clients who like to drive by. I also will hold frequent open houses if you don't mind.

Focusing on excellent customer service has inspired me to build an effective combination of superior technology and high ethical standards – all working to provide my clients with the most positive real estate transaction possible. My real estate experience reflects the importance of client satisfaction. You can see what my clients say about me under the "Buyer/Seller Center" tab on my web sitehttp:// www.TerryWillis.net. I look forward to serving your real estate needs!

You can run a search of recent sold properties for the area you are looking for on my web site athttp:// www.TerryWillis.net. If you are thinking of selling or buying a home you will need to keep the area very small - such as just the subdivision to get a true report of the value of the home. I would be happy to help you with this. You can contact me by phone at 636-541-4159 or email me at twillis@psphomes.com
I am a Realtor in St. Charles county and am very familiar with both of these areas.

When Should I go about looking for an agent?

Terry Willis answered:
Now is a great time to talk to a Realtor and get the answers to all of the questions you probably have about the home buying process - what to do first, then next and more importantly: what not to do. I have a booklet that describes the process for first time home buyers and would be happy to send it to you or give you it if you would like to schedule a get acquainted meeting. You may also benefit by letting me put you in touch with a lender who is familiar with the government grant programs for first time home buyers so you can be made aware of the help that is available for you now or in the future. There are two programs that come to mind that would cover your down payment and/or closing costs in Florissant. Feel free to check out some homes and a mortgage calculator on my web sitehttp:// www.TerryWillis.net and get more info about me, if you'd like. You can also contact me through it by email if you wish more detailed answers to any questions you may have. I would be happy to help you now or in the future-whenever you feel comfortable. A Realtor is not just someone you can talk to when you you are ready to spend money, but also to answer any questions about real estate or the buying process so that when you are ready to spend some money you have developed a relationship and are able to trust that person to advise you in your best interests. We aim to be our clients Realtor for life, not just one purchase. - Fri Jul 11 2008, 15:58

I have sold property in St. Charles for my entire real estate career and would be happy to help you. Over half of my clients come to me by a referral from a past satisfied client. Please feel free to check what past clients have to say about me and see an overview of my marketing techniques on my web site athttp:// www.TerryWillis.net. If you are interested in buying property here you can see any home for sale by any company also on my web site. There is a link to email me and my phone number if you have any questions or would like to set up an appointment to discuss your needs. - Sat Jul 5 2008, 20:17

The seller's agent's job is to market to the buyers agent and the public. If they happen to be the one to sell your home also, that's just "icing on the cake". Make sure your selling agent is doing all of the marketing you were promised at the time you signed their listing contract. In our current market you really need full service marketing - and a full service company. Their primary focus should be on the internet, as over 80% of today's buyers look their first and the ads should include lots of photos. For example: my company features your property on over 800 web sites (including this one). This online marketing needs to be supported through print media (newspapers and magazines) as well as flyers in the front yard and open houses, emails to agents in the area and a large buyer data base - all also advertising the web site the propety is featured on so the buyers can go there and see more photos. You can check out more ideas for marketing your home on the link to this through my web site athttp:// www.TerryWillis.net and contact me through it if you have any more questions. Good luck to you and your agent. - Thu Jul 3 2008, 14:24

You can see homes for rent listed through Realtors on my web site athttp:// www.TerryWillis.net. As usual, the seller/landlord pays the commission to the Realtor. If I can be of assistance to you, just let me know. I can also recommend several financing options if you would like to consider buying vs. renting and start earning equity for yourself. You can send me an email through my web site if you would like more information. Happy hunting! - Tue Jul 1 2008, 16:07
