Limited Service Companies do not market your home, but only collect a fee to place your home on their site or sometimes just the MLS. A full service REALTOR will market your home and only get paid once they've sold the house. A REALTOR wants to get your home sold as much as you do in order for them to earn their commission especially in this tough market.

A REALTOR also abides by a code of ethics and has fiduciary duties to you as a client.

Interview a few REALTORS in your area and choose one you feel most comfortable with and one that offers the most valuable services.

There are a few comps available that sold for 775K+. Unfortunately off-market homes cannot be emailed. I can however do a comparable market analysis for your home which will show the comps used in estimating a market value for your home. what schools would my kids go to if i moved to Dearborn Heights, MI?

In addition to the Crestwood District & Dearborn Heights District, there is also the Westwood School District for Dearborn Heights. You can go to the city website to get more info as well as boundary maps. Their website is http://www.dhol.org. Another good website to compare school districts is http://www.schoolmatters.com

Is there a place I can find "NEW" homes...builder's areas, etc?

A local Real Estate Agent can provide you with all of that information including current incentives that are being offered. Or if you would like to search on your own you can try iNest. They advertise new builds of both communities or custom builders that build on your own lot. Their website is http://www.internest.com. If you are considering purchasing a home located in a flood zone, you may also have to purchase flood insurance in addition to home-owner's insurance. Depending on the area, this can be quite expensive. If you have an agent, they can look up that information for you as well.
