As Floyd Wickman, the real estate sales trainer says, there are two things you can do to make your house sell faster. Change the price or change the location. I'm not trying to be flip but if you've done all the cosmetic things you need to do, rather than spending a lot of money on an addition, why not just lower your price instead? I know it hurts to do it but sell it now and move on to your next home. - Tue Jun 24 2008, 07:29
More than likely it's priced to high for the market. After you've done all the low cost things to make your home more appealing like painting and cleaning, try a lower price. It doesn't make sense to spend a lot of money that you won't get back on updates. - Tue Apr 22 2008, 11:24
I prefer not to use a brochure box. It seems that they are always empty the day after I fill them and yet I don't receive any calls. My sign has my cell phone number and my web site on it. I have also found that an 800 number is a good way to get buyers to call. They can listen to a recorded message and not feel uneasy about talking to an agent. - Tue Apr 22 2008, 11:07
By all means, contact another broker. Any realtor who can't explain a purchase agreement to you and write an offer in a timely fashion is not acting in your best interest. If you have a buyer broker agreement, terminate it and locate an experienced full time agent who will take the time to explain all the docuements involved and submit your offer as soon as possible. - Tue Apr 22 2008, 10:47
I enjoy working with first time buyers and transferees. I have lived the Metro Detroit all my life and know it pretty well. I list and sell both single family residence and condominiums. I believe my experience allows me to be able to negotiate difficult and unusual transactions. I love living in Michigan and I'm looking forward to a bright future for the area.
