About Me
I am a Real Estate Professional in Southeastern Michigan servicing Wayne and Oakland County!

I have actively worked in this field since 1982. I have made it my business to best service my clients not only during the real estate buying/selling process but afterwards as well. Since my return to Michigan in 1994 I have closed millions of dollars worth of real estate. In addition to the private owned sector I also work with investors and those looking for a home to rent as well.

Recently I have partnered up with a group who will buy out your house for those who fit the guidelines so as to avoid foreclosures. In addition I have also teamed up with another resource group that offers grant money not only to purchase but to refinance as well. The grants are for everyone, however salary is limited to the high 70 thousand dollar range and is credit score driven. (Guidelines can change daily and each location has a its own set of rules- if interested, call me direct). The grant is for first time homebuyers as well as someone who has owned a home at least 3 years.

My background is extensive which works beautifully on your behalf. Most agents I encounter have only recently become familiar with the industry; primarily during a time when real estate was exploding. I began in 1982 at a time when the interest rates were at 17 and 19%. Knowing how to work around obstacles is a key factor when purchasing or selling a home.

Not only have I been a New Construction Sales Manager of various communities in Novi and Ann Arbor, my background also consists of forming and managing Limited Partnerships, Commercial Sales, Office Leasing as well as Mergers and Acquisitions of which I was part of a team which sold small business owner packages to CEO's or directly to the business owner providing a detailed company evaluation which prepared the owner to take their business to market.

I have been appointed as a member of the Leadership Council in the Northville Market Center in 2005 and again accepted the nomination in 2008 to head the Educational Committee. In 2005 I was instrumental in setting up the Midwest Region of the United States Relocation Division. I am a motivational instructor and have also taught Marketing - Systems Logic.

The bottom line: I enjoy what I do. I look forward to alleviating the stress of buying or selling a home by working with you in whatever Real Estate needs you may have! .

This home has been taken off the market and I believe it is headed to foreclosure. Asking 163,900. If you are interested in this home I can attempt to halt the process however you must be bank approved and ready to act immeditately. In the event this home doesn't work for you... we can find another that is similar.

Maybe with some agents but not with me. I have testimony after testimony of satisfied clients who are so grateful for all the work and top notch service they received. Many industries are caught up in this sad state of affairs. I come from an era whereas you treat a customer as though they were the only person on the planet. Only those that have respect for themself and find value in people and life itself will treat another with respect.
Business needs to be earned not taken for granted. My suggestion is, no matter how much it kills ya, walk away and don't continue to do business with the one who treats you poorly - no matter what industry it is; especially a service related industry.

If i paid 15K tomorrow would that be the only cost to own this property?

You will have closing fee's.
You will more than likely close with a temporary certificate of occupany.
You will need to pay for city inspection
You will need to bring house up to code within a specific period of time set by the city in order to receive a C of O.
Have house reinspected.
Is your intention to rent the house, live in the house or let it sit until market turns around?
Taxes and past water bill should be paid up to day as of close.

If you are saying you have a purchase price of $15,000, would this be the only fee out of your pocket?
No, its not clear what type of purchase is this.
Write back and give more details and muncipality.

I began my career selling residential homes for Ed Post Realty back in 1982 when I resided in Scottsdale, Arizona. I graduated from the residential market to land speculation which was a hot commodity in those days as investors came from all over the world to gobble up dirt in the, "so-called" wild west as though John Wayne were still alive. As time went on, my knowledge grew to commercial real estate, I then went on to sale Apartment Buildings, Strip Shopping Centers, Leased Office and Store Front Space. I then sold as part of a team Small Business Evaluation Profiles to assist business owners to prepare their place of operation for acquisition throughout the United States. Upon my return to Michigan I took a brief sabatical and then pursued my career as a site manager of semi custom new home sale develpments in Novi and Ann Arbor. For the last several years I have worked the re-sale residential marketplace.

Interests
An interest very dear to my heart is my involvement with my church community. As a Catholic I am involved as a Cathechist currently volunteering my time in the RCIA adult formation. In the past, as a Cathechist I have prepared 2nd and 3rd graders in the teachings of the church and bible study programs.

I am also a Lector and Commentator offering my services to special events and time of celebration.

I enjoy working on community projects not only those instituted by my church community however those that relate to raising funds for families with medical needs or crisis type situations.

All in all, I am a care giver and I suppose this carries on to my field because I seem to always take the extra step to assist my clients with their specific real estate needs.
