In Michigan there are services that handle the communication to the bank for a short sale. It can be really tough to deal with these banks. They know the process and how to get to the decision makers. Here they charge a flat 1500 paid at closing, so with a short sale comes from bank. You may want to see if your area offers that. I would like to know why the thumbs down. If you have done your job in giving a fair market value through comps, other agent feedback, etc. What good are you doing the seller? If they need to sell for a certain amount and you believe they can't, what are your options? Disappoint them with false promises? The market has dropped and the solds are the facts. Its not about how ,many listings we have but helping the seller. If you can't sell their home at what they expect or need, why not refuse the listing? How about leasing until the market improves if they have that choice? In the big picture, I would expect they would respect you for you honesty in lieu of listing it and going back numerous times to tell them after the fact the price is too high! Honesty is always the best policy.
I had a seller last year come back to me after listing with another agent making promises of a higher price and not selling it. They hire us for professionalism not our sign in the yard. - Sun Mar 23 2008, 04:19
I sold 10 million in listing inventory this year. The hardest thing for me to do was to not take a listing. I learned the hard way. All you get is a disappointed seller, frustrated agent and loss of Marketing money. They hire you to give them a fair market value. Sometimes it feels good to walk away! - Fri Mar 21 2008, 16:04

One thing to check is are they homestead? For example, new construction on a completed home will be non-homestead so much higher. This can also be true if the home owner has another primary residence. You may want to ask your agent to verify this. Also, I always recommend calling the assesors office yourself. I think that is great advice. A good agent wants an opportunity to speak with a potential buyer and sell them on your property. Most flyers can't give all the facts. When a client calls on a listing, we can try to get them excited about your home. My experience is the neighbors take most of the flyers wanting to know what is happening in their area. An agent in your area can provide that information. Keep in mind those numbers are just part of the puzzle. What features are in thoses home, where do they sit in that Community? (ex. back to road, woods etc.) What condition was the home in? Did it need anew roof, plumbing updates etc. The big picture gives you the best idea of the value of your home. I worked for a builder for over 8 years. This is crazy! You are the client. Your are the one living in this home. Builders do make money off of upgrades like hardwood. Remember you are the client! If you are not using a realtor, make sure you have an ttorney review your paperwork. There are all sorts of variables between builders. Example, transfer tax. Some builders push that on the buyer. The builder is working for themselves as their contract will show, so make sure you take care of your best interest! - Sun Mar 23 2008, 04:35
