Should we drop the price on our listing?

Pete Rondello Sr answered:

Tammi and Tim have some great ideas. It really depends on YOUR situation and your life journey. There comes a point when TIME is more valuable than MONEY. Depending on your needs and desires to sell, you might be done with that home, and be ready to discount it to a point that will allow you to get it off your mind, your budget, and your "to do" list, and move ahead. You'll sleep better - the people who buy it will get a nice home at a great price, and you'll have moved on to the next phase of your life. I know this is very philosophical, but it is the real underpinning of the decision to lower the price. If this sounds like it's right for your situation, heed your broker's advice (that's why you hire a pro) and make the move. Best wishes! - Mon Jul 21 2008, 06:59

You bet! If the home is not occupied by the seller, they may very well consider rental, rent-to-own, option to buy, land contract, and other creative ways to help you eventually own their property. I suspect that there are brokers in the Eau Claire area that have the details on a variety of homes that might make sense for you. Check on line, or ask around. Your friends and co-workers may have names of reputable people that can get you started. Best wishes! - Tue Jul 1 2008, 11:52

Appraisal over listing?

Pete Rondello Sr answered:
Robert:
Thanks for writing. Sales data for closed transactions is public record. If your agent is working for you as a buyers agent, she could provide these to you at your request. You can always get the info at the appropriate government office; in our area, the register of deeds or county clerk would be able to help you. I hope everything turns out just as you'd like it! Best wishes. - Fri Jun 27 2008, 13:19

Commissions are negotiable. Have you asked your agent why they need this fee? Give them a chance to explain and negotiate with you. There may just be a communication misunderstanding; I can think of times when that fee may be justified. If you're not pleased, you might want to interview elsewhere. Best wishes. - Thu Jun 19 2008, 11:39

Hi Jerrod:
Cameron has some excellent points!
In our world, it would be easier to sell a 2BR. Even couples without kids or young professionals like to have a separate home office, or a guest room for when friends and family come to visit.
I think a 2BR will be easier to sell in the future, as it will appeal to more people than a 1BR. Best wishes! - Mon Jun 16 2008, 11:05
