Hi Brooke,

Basically, if you you feel like your agent is not doing enough of the right things, you have every justifiable reason to terminate your contract with him. I do not personally cover the South Shore, but grew up there, have established many contacts, and can make a recommendation if you'd like to interview a few agents. You can call me directly at 508.561.7164 or email me at judyboyle1@verizon.net. Again, it is definitely NOT the time to give up! - Tue Jul 15 2008, 06:10
Hi Brooke. First of all...please know that you are not alone...although I know you feel like you are right now because YOU are the one who is stuck with two mortgages. Secondly, I can offer a couple of ideas although they are ridiculously obvious and I am sure you have explored them....You could try renting out your home until it sells...even offer a "lease to own"...I have several clients that are in search of such properties so it is becoming a common practice in today's crazy real estate market. My other suggestion is to accept an offer with a "home sale" contingency. You can add a "48 Hour First Right of Refusal" contingency to protect you (let me know if you'd like me to elaborate on this). Again, these are the obvious solutions...there are some more creative things you can do if you think outside of the box...an absolute essential in today's market. The last thing you want to do is to "throw in the towel"!!!! - Tue Jul 15 2008, 05:31

HI AK! If I had a dollar for every time I have been asked the question "Renovate" or "Sell at a Loss", I'd be one wealthy Realtor. What I can recommend is that you take a long hard look at what you've got and ask yourself the question "How long do I want to stay here?" If you would be happy investing the money and staying where you are then go ahead and renovate...turn your house into the home of your dreams! With the help of a good Realtor who will help you follow the market, you can wait until the market turns around and then sell for a profit. I'd be happy to sit with you and help you work through your questions. I would highly discourage you, however, from trying to do it alone. You need a trusted (and ethical) advisor who will help you realize your goals and then assist you in attaining those goals! That's what a good Realtor will do...put your best interests first! Good luck! - Tue Jul 15 2008, 05:52

Hi Christina. While licensed real estate agents in MA cannot legally what is a "good" or "bad" neighborhood, we can provide consumers with the resources that will assist them in reaching their own conclusions. I am including a website below that my out-of-state relocating clients find useful. Let me know what you think! Best of luck! - Thu Jul 3 2008, 06:23

worcester predictions: good or bad?

Judy Boyle answered:
Hi Deb,

I was born and raised on the South Shore of Boston and never thought I would find any city as wonderful as Boston. Well, now I live in a suburb outside of Worcester and have to admit that I do all my recreational activities (dining, theatre etc) in Worcester. I have also sold a few homes in Worcester in areas that are every bit as rural as the countryside. "Up and Coming" is a very general term, and it depends on what your needs are. If you are talking about revitalization, it is not only up and coming...it is here! I have a listing behind the College of the Holy Cross that was built in 1920 but has been revitalized to 2008 standards. This same house in a suburb would be $100,000 more. If you are looking to get more bang for your buck, it is definitely a place to consider. Glad to help or answer more questions if needed! - Wed Feb 20 2008, 13:36
