I retired from the West Orange, New Jersey Fire Department in 2004 and love the Southwest Florida area near Venice and Sarasota. We have some 55+ communities that are absolutely magnificent. There are great deals in the Venice, Englewood, Port Charlotte area. Prices are down substantially from their highs, plenty of inventory, and anxious sellers. It is a great time to be a buyer! The beaches are pristine. How close to the beach is important. Within walking, biking or maybe a 1/2 hour drive? Within a 1/2 hour of Venice beaches is North Port. Great schools and unbelievable value in newer construction homes. Fine tune your requirements a little and a realtor can email you some listings that meet your criteria. Most realtors can pull the "Solds" within a specific date range from the MLS data, and send them to you. We use that data every day to prepare a CMA. Contact a local agent. If you are in Southwest Florida I would be glad to help. - Mon Jul 16 2007, 11:53

I agree with Peter. The buys have been unprecedented. Savvy buyers/investors are taking advantage of some incredible deals, and the media won't catch on for another 6 months. Do your homework, and don't be afraid to negotiate and you will be a happy buyer. - Sat Jul 14 2007, 09:13

How important is a virtual tour in selling a home?

Homes with Virtual Tours get substantially higher web hits and generate more out of the area buyers interest than homes without Virtual Tours. The bottom line is going to be the bottom line. Once a buyer is attracted to an area or a home, and contacts a Realtor, the Realtor will probably show them other similar properties to compare too. The Virtual Tour may have been what lured them in, but what home stands out as the "Best Buy" or "Best Value" will get the offer. - Fri Jul 13 2007, 16:36
