I am a Realtor specializing in coastal north county San Diego specifically in Carmel Valley, Carlsbad, Encinitas and Oceanside.

I have a M.B.A. with an emphasis in finance and have 10 years of corporate experience in finance and consulting. I have worked with many international financial institutions, government agencies and consutling companies in the areas of research, contract negotiatons and project management.

I strongly believe my job as a realtor is to inform and empower my clients to make the best decision for them and their families. I am a mother of two, a real estate investor and enthusiast.

I've been around the world and I can truely say that San Diego is Paradise!

Best cities in Virginia for families

Where to relocate?

Carmel Valley has Torrey Pines and Canyon Crest which are highly rated schools. A very nice neighborhood, where 5 and 56 meet so it's pretty central to go up north, down south or even east for that matter. Encinitas and Carlsbad are also really good neighborhoods with great schools. You can search for all homes in those neighborhoods on my website below. There are so many wonderful towns in San Diego, I suggest you look at neighborhoods closer to your work so that you can spend less time in the car and more time by the beach! Downtown is really nice, but if you're looking in north county, in that price range, you will have a lot of choices in the coastal towns of Encinitas and Carlsbad. Carmel Valley is also nice, more inland, but great schools if you need that. Check out the following website and search for properties to see some awesome homes. I just would like to add that Oceanside is a large area and even within the city, there's a big difference in value. Custom homes west of the 5 are very different then some of the new developments east. You have to work with a realtor that know the area that can help you. Best of luck! - Tue Apr 1 2008, 22:41

Home appraised for less than purchase price?

Hi Emma,

Not knowing the area of San Diego you're purchasing as well as the price level (loan type), it's hard to say, but THESE days, many banks are taking a percentage off of the APPRAISED value when calculating Loan to Value (LTV) to determine whether and how much to finance for the property. Meaning, many lenders are requiring even more down payment then normally required when purchase price used to equal the appraised value. The difference is coming out of your pocket so let me ask you this. Is this house THAT special that you would make up for the difference? Yes, buying a home is hard. Selling a home is even harder so you're in a better position. Good luck to you and I would stand firm. It's your home and your money. Your agent will be long gone after you buy the house, but you'll be living with this decision for a long time. Best of luck! - Tue Apr 1 2008, 22:31
