I understand your pain...go to http://www.rebac.net/MembershipDirectorySearch.aspx and find an agent who has an ABR Designation (Accredited Buyer Representative). Only 2% of all realtor take the time to get this designation and the training/certification to represent you properly with your search for your home.

Power Lines in Dunwoody

The fear of power line is a real serious problem. Homes in and around power line often have a difficult time with resales or loss of value due to concerns of health problems. Most buyers representative with good knowledge of Dunwoody should be able to help you look at the relative value of the home near the power grid as compared to the other home in the general area. Make sure to actual compare growth in value as well as resaleability (days on market). The numbers should be very clear.

I agree that any brokerage fees in not normal in todays market place. Shop the maket place, Prudential Georgia Realty does not have any buyer brokerage fees.

PS: I bet your agent will eat the fee if you ask....

Congrats on planning to buy your home as soon as you reach the point in your where you can afford the make the purchase. In today's market place, I would make sure that I have enough cash to make the down payment .....lending regulation have gotten much stiffer in the past few weeks. I would guess that you are renting have have budgeted dollars for you living quarters. Move forward as quickly as you can since the market is a strong buyers maket. Developing a relationship with a real estate professional and then talk with several mortgage providers to help you by providing good faith estimates for compairson.

Thanks for your request for information about Camden Pointe and Brookstone.....Both Subdivisions are very nice and offer many ammenities for your family.

Brookstone has 122 homes available and the price ranges for $213,500 to $999,900
with any average price of $406,500.

Camden Point has 20 homes available and the price ranges from $259,000 to $389,900
with an average price of $319,365.

It is very difficult for you as the consumer to determine the actual time on the market....I would be happy to share specifics with you based on the homes that might interest you from viewing websites like Trulia.com. Professional Realtors have access to a Archive Report, which show the actual date and time of each activity on the listing for all transcation (i..e list date, price change date, price reduction date, relist date, etc, etc.
