I am an agent here in FWB and I am starting to see the market pick up a bit in this area. It depends on pricing , location, and presence of the property. I would be happy to assist you in evaluating your home for price and marketability. If you are willing to price the property according to other home sales and market it properly then you will get traffic in the home to get it sold. There is a large inventory available so you want your home to be show ready and available to be seen at a short notice. I can only respond to my own experince with this situation. I currently have a home for sale that sits across the street from a row of townhomes. Been on the market for 6 months now. Home sits in a well established neighborhood with other homes on that side of the street. All the townhomes are rentals and all are on the opposite side of the street. They are clean and renovated. Over 90% of my feedback forms listed they loved the house but hated they had townhomes across the street. I think it can have an affect on resale. But at the same time I still believe there is a buyer for every home. Someone will come along and not see the townhomes or in your case the apts as a negative. If the value is there and you like the property I say buy it. You have the added bonus of the overall historic community in your favor. - Sat Apr 5 2008, 05:26

I just want to thank each of you for your input. This is an opinionated question and I expected diverse answers and that is what I got. Its interesting to read the different views. ALL good advice and direction. Each of us runs OUR business the way we want and its good to see how others approach this decision. Small broker or large broker I feel its a gut choice as to where you fit and match up. Sometimes you have to chose wrong before you eventually find that good fit. Im wiser now and more cautious and I think I have made the proper choice to allow me to be successful.
