About Me
There were times that my friends and relatives thought I was crazy for leaving my background and education in the high tech corporate world to enter the uncertain chaos of the real estate industry. I have found, however, that the two jobs are not that different--whether it's a corporate client looking to spend millions of dollars on a company-altering project, or an individual looking to invest a proportionately similar amount in their home--people all want a professional on their side so that they know their interests are being represented and that things won't "fall through the cracks" at their expense.

All of my clients seem to appreciate the professional manner in which I handle their contracts, and my celebrity clients say they love the way I guard their privacy. I try to treat everyone with the respect that I like to be treated and strive to take my team's motto to heart: "your biggest investment is our biggest concern".

I need a lender who can do a rehab loan, any ideas? Thank you.

Deborah Simmons at Wells Fargo (770-486-2622) does 203Ks/ rehab loans and is just down the street from you in Tyrone. Her office is right there where Gary Lawson's office is at Glendalough Manor on Hwy 74.

She does awesome work, too.

As of today, there are down payment assistance programs available for FHA borrowers. Your agent will need to be careful to structure an offer (using all of the necessary contract language and special related Addendums) in such a way that the SELLER contributes the down payment on your behalf.

This would be perfect for you, except for your TIMING! The FHA has just introduced new guidelines that will be effective October 1. One of the things they are changing is that they are eliminating seller-assisted down payment programs.

There are other programs out there that MAY work for you--Georgia Department of Community Affairs (GA Dream program), USDA, etc. even after the new guidelines go into effect on October 1. However, I recommend that you act now to understand what your eligibility might be, before AND after October 1, so that you are able to make a well-informed decision on what your next move should be--and when.

Hi, Denise.

I always look to the number of comparable homes that are on the market within the school district to decide whether this would be a successful strategy. If there are more comparable homes than you could see in a weekend, offer the additional percentage to the buyer's agent.

Here's why: although the agent community should only show those listings that are the best fit for the buyer's needs, agents will usually "prioritize" the showing schedule if there are more homes to see than time would allow. First priority is usually given to houses that are the strongest possible candidates for the buyer based on the price, area, and features the home offers. However, if there are 20 homes that would be good candidates, and only time to see 10.....it's logical that a higher compensation for the agent may produce more showings.

Ultimately, this strategy will NOT sell your house. Success is more dependent on condition, price, and location. However, with today's inventories being so high, any reason you can give to make your house more likely to be introduced to a prospective buyer is a potential advantage.

You should seek the advice of an attorney, but it is likely that you will owe one or BOTH agents--your former listing agent and the buyers agent. The listing contract is not between you and the agent--it is between you and the BROKER, and unless the previous broker released the contract AND the listing, you may be obligated to pay them both. The listing contract has a clause included that it is automatically extended by the number of days the home is under contract. The agents earned their commission when you accepted the original offer, and although it seems as though the delay should offer some mitigating circumstances--at least on the surface, it really does not. The fact that you have agreed to delay it and are receiving compensation in the form of rent only reinforces the probability that you will owe the agents commission. - Sat May 3 2008, 09:01
