some buildings demand higher prices then others and can be next door or across the street. are u comparing apples to apples. you building has a video intercom are u comparing to the same? or a building that has a doorman. Ask your broker to do a comp based comparing to low rise buildings in the same zip code, that are low rise,coops ,pre war buildings with video intercom. Also sales are based on the individual owners of the apartments , some owners may not need to sell so prices can be higher, others may need to sell and will drop the prices . Also depends when the owners purchased the coop, some may have purchased very low so they can sell low.
