Your best bet is a condo. This is true if you are going to occupy OR if it's just for investment. A co-op will not allow you past any of the screening and leave you screaming!

This market is traidionally insulated from the rest of the country.
With that being said, it's like trying to time the stock market. It's virtually impossible to figure out the PEAK time to sell. I would suggest interviewing a few agents with large firms and seeing who makes the most sense and gives you the best sense that they will work hard for you and be honest with you. - Wed Jun 18 2008, 12:33
I have been doing this for years and can easily get you the most exposure. My company is a giant in the industry here, part of a mega umbrella of over four MASSIVE agencies. Once I have the address of the building, I can send you comparables as well as history of the building.

This is a hot topic in the city these days. I hope that your broker is up to speed on what this is and also the different levels of LEED certification.
Most of the new conversion/construction is not. There are two on the UES and one on the UWS below 110th Street that have come up.

With the advent of all of the internet sites these days, you don't need a broker to buy. If you get burned in the end by not having representation, you will wish you did have one.
The scenario you presented makes sense on paper, but a seller's/listing broker can easily snub your offer for another unrepresented offer at full asking or even a lower asking with full 6% going to him/her directly. While it is not the most ethical, there is no way of knowing if they do or don't submit your offer without representation to follow up for you as well as present comparables on a consistent basis.
We have access to databases the public doesn't and know of new listings the day they hit the market. The websites don't always have the newest listings for a week or more sometimes.
