Hi Kerry,

All of those answers are good. One note though: the gentleman from Burbank has a very different market than ours here in NB. That number of showings/offers in the first 2 weeks is not typical for our area. My opinion with telling your agent you want to leave, just be frank. Tell them why you're unhappy or what they could have done to keep your listing, and then ask to be release from the listing agreement. Any reputable agent would rather let an unhappy client out of a listing agreement then force them to stay.

When you relist, make sure to really screen your agents. Make sure they have a comprehensive market analysis for you. Ask them to give you an honest opinion of the market and how it pertains to your property. Also ask them to show you their marketing plan. Let them know that you expect more than just a sign in the yard and your listing in the MLS.

Hi J,

I searched the MLS and there is one lot currently listed in Oakwood Estates. It is 609 Acorn, 0.2 acres, and listed at $76,000. There are probably others available that are listed by the developer or FSBO's. If you are interested, just give me a call or shoot me an e-mail and we can see what your options are.

Hi Linda,

I did a search in the MLS (multiple listing service) to see if there had been other resale lots in Havenwood. There was only 1 -- it sold for $62,500 and sold in 79 days. It can be challenging when the development is still new. If you bought it early on and at a low enough price, you could be in good shape. I'd be happy to help you in any way I can. Our company does residential, land, commercial, farm and ranch, you name it.

There are a ton available right now (appx 60). They range from about $86000 to $270000. Some of the best ones go VERY quickly, so if you are interested in a certain area or complex, your best bet is to have a local Realtor be on the lookout for you. I have lived in New Braunfels for 14 years now, and grow to appreciate our town more and more every day. Here's my top 5 reason I love NB:

1) We have a strong sense of community. The businesses and residents give back to those in need. When disaster or tragedy strikes, everyone pulls together. You are hard pressed to find someone who isn't involved in something (church, civic organization, etc)!

2) It's beautiful! Other people have to travel to see rolling hills, running rivers, sparkling lakes, a country scenery. All we have to do is walk out our front door! I am a motorcycle rider, and spend my weekends enjoying the beauty of our area. We just pick a direction and ride!

3) We have a strong economy that in the past years has been resistant to market fluctuations. We have steady job growth, low unemployment, and a stable housing market. Can't ask for much more!

4) It's a great place to raise your children, retire, and everything in between. Our schools are nationally recognized, our crime rate is low, and there's plenty of things to do for all ages.

5) How many towns do you know that have a 10 Day Salute to Sausage!? Our festivals are a cherished part of our culture. Wurstfest, Wasserfest, Wassailfest, Wein and Saengerfest, Earth Day, Wine and Shrimp Fest, Crossroads Americana Jam . . .the list goes on and on. We love to celebrate our culture and heritage (and you don't have to be German to have a blast!).
