P.S. If you decide to go the referral route make sure your agent is recommending somebody they actually know something about. Agents are paid a fee by the agent they refer you to. Taberna is always popular and while sales there remain steady it a slower market and prices are down as a result. We've had such explosive growth the last few years that now we're just getting back to normal. I did a quick check of the currenst statistics on Taberna from the MLS and this is what I found.
54 homes on the market
lowest priced is $194,000 for an 1800sq.ft home in Taberna Village on the market 68 days
highest priced is $759,000 for a 4900 sq, ft custom built golf course home on the market 78 days
There are 7 homes pending sale right now in the price range of $300-400k
There have been 12 closed sales since January - most of these were also in the mid $300's range- the square footage is an average of 2500 on these.
If you are going to put your home on the market you'll want to make sure it is in tip top shape and priced competitively to make it stand out among the rest. There are few furnished rentals available New Bern but none of them are luxury condos- so you may not have too much competition. Make sure you have a good property manager,do a credit check and ask for a substantial deposit to protect your investment. Check your condo association to see what rules they have regarding rentals. Have you considered using it as a vacation rental? That would require more work for you or a manager but may be worth it. You can check out what's available on VRBO.com( vacation rental by owner)& see what they are charging per night.

In my area this usually happens when the seller has hopes of getting a better offer- maybe they have had alot of showings and interest recently? If they extend a counter offer to you and you accept it then they are under contract with you- they can't entertain any other offers. If they reject your offer they are free to consider other offers while waiting for you to submit a higher offer with the terms they are looking for. I know my buyers find it frustrating when a seller isn't willing to negotiate with them but I've also been on the other side with the seller who has a property that's being shown frequently and they want to hold out for the best offer they can get. It all depends on your situation but if it's a property you really want and there is a chance another buyer is going to outbid you then make the offer what you are willing to pay as you may not get the chance to negotiate.

Are you wanting to expose the property to other agents or buyers? Have you tried postlets.com? You can create ads for free and they will post to several websites and you'll have an html code of the ad that you can post yourself on other sites. You might also try running ads in the community papers for the area you want to reach. We have a local paper that will run up to 4 properties in 8 different community papers for a month for only $75,00.
