Pricing, Condition and Location should be your focus. Pricing should be about 10% below the lowest comparable in your area if the market is flooded with listings. Staging the house is also important. Pack up as much as you possibly can. There are professional stagers now that are earning their money by selling houses through decluttering, suggesting painting, cleaning. The most important thing is to listen to your realtor if they suggest you lower your price. Good luck in the sale of your home. What is the best way to determine the rent amount for a house?

I would say call local leasing companies that have rentals in the areal you have purchased or the area you want to purchase in. If you are looking for a property to purchase, I always do a worksheet to see if the property will cashflow from the beginning. I live in the New Bern, NC area. I have to agree with Sonja. New Bern NC is a great place to raise a family and retire. "Our largest State Universitties are about two hours away and even closer would be ECU in Greenville. Living in New Bern could afford a great education for your children,but also afford them the independence of going away to college. Our city is not as fast-pased as the DC Metro area. In this great city we live life at 35 mph ~literally. I would love to show you around our lovely city and assist you to buy a home either in a great neighborhood or on the beautiful scenic view of the river that runs through New Bern.
