About Me
Matt Williams is a devoted husband and father. Family tops his list of priorities. He believes strongly that success is not measured by what money can buy. But rather, success is achieved by having all of the things money cannot buy—things like integrity; caring relationships; the trust and respect of other people; peace of mind and the satisfaction from a job well done.

Aspiring to be the best is useless without the support of others. Matt is a firm believer in teamwork and always strives for solutions that are a win/win for everyone.

Staying on the cutting edge means devoting time to study. On-going professional training, personal and spiritual development are a major part of Matt’s life. He embraces the high-tech changes our culture has experienced and looks forward to the boundless possibilities in store for our future.

Tenacity is another of Matt’s attributes. He prefers action to excuses. Matt has fought through a number of tough times at a relatively young age. He is a cancer survivor having overcome cancer at age 21. Sometimes winning means refusing to quit, as reflected in Matt’s personal motto—FIDO (Forget it—Drive On!)

Enthusiasm is contagious. If you believe it, you can achieve it! Matt is a high-energy person with a passion for the many different aspects of his life. He believes that the people in his life, his family, friends and customers appreciate his commitment and energy. He also believes they deserve nothing less than his very best.

Tough call. One thing working in your favor is that the seller has agreed to sell the property at a price well below appraised value. Your purchase price is 117K, but since the seller is paying $3,200 on you behalf, the seller probably has the view they are selling for $113,800. It's tough to have your cake and eat it too. I might consider what is more important to you, buying the house for $7,000 less than appraisal, or having to do (or have someone do) a little painting. $7,000 can buy a lot of paint :)

With a back-up offer, the seller is in a position of negoatiating power. My hunch is that they feel like they've given all they are willing to give. Pushing the seller to paint the house, in addition to the repairs they have already agreed to make, will likely not get you a desireable result, unless you were to renegotiate at a higher sale price, thus giving the seller the extra funds to have the house painted, and asking the seller to have it painted. This can sometimes be a tricky negotiation. If you are working with a real estate agent, they should be able to help you through it. If not, I would suggest taking the built in equity ($7,000 under appraisal) and getting the house you want. - Tue May 6 2008, 14:04
