About Me
Pfeifer has gained notability for his professional enthusiasm and his real estate successes, including several developments where he was a key instrument. He is popularly known as ‘Coach Closer” a nickname given to him by his assistant after coaching the close of his second multi-million dollar escrow. He is also known for his catchphrase "Everything I touch turns to SOLD" and his likeness to the coach of his favorite football team, Pete Carroll of the USC Trojans. A likeness in both in resemblance and ideology, each placing emphasis on maintaining a positive attitude and approaching all challenges and triumphs as an opportunity to grow and get better. “Eliminate all negatives,” a motto which Carroll and Pfeifer share.
Starting with the idea of developing riverfront property sandwiched between the beautiful Colorado River and the 18 hole Championship Golf Course in Needles, CA now known as Rio Buena Vista, Jim’s imagination for Needles, CA has proven time and again that with hard work and dedication, imagination sparks reality. Pfeifer continues with a strong vision, thus several other multi-million dollar residential and commercial projects, ¾ of which are river frontage, continue to move forward.
Jim Pfeifer remains a major figure in the field of real estate in Needles, California and a current town role model for his prominent role in the continued growth and promotion of the historical city on Route 66. When 10.28 acres of river frontage had gone dead after many an agent tried their hand at selling the property, Pfeifer stepped in and the land is now in the pre-groundbreaking stages for the Needles River Walk bringing new tenants, dining, jobs and affordable luxury condos to the people.

Born and raised in Newport Beach, CA, Jim Pfeifer was taught the old fashioned work ethic by working on the family farm located on 20th and Tustin in Costa Mesa, CA. His father leased land from the Irvine Co. above the back bay where West Cliff now has hundreds of homes. The family grew sweet potatoes, corn, tomatoes, alfalfa and Pfeifer's Famous Broad Breasted Bronze Young Turkeys. Jim worked his way through school by selling vegetables at a road side stand. He attended mostly Seventh Day Adventist Christian Schools until enrolling at Orange Coast Jr. College playing on the football team and even getting in a play or two in the 1963 Jr. Rose Bowl game! Meeting that challenge, and without a scholarship, his goal was to walk on at the University of Southern California under the legendary coach John McKay. Not long after, he injured his leg at an informal practice, ending his football career for good.

Jim was one of the original partners in the SkiMart on the Coast highway in Newport Beach and has had several successful retail orientated business's. In 1989 Jim, his lovely wife Barbara, and his mother Frances moved to Needles, CA. to enjoy R&R on the Colorado River. Barbara continues to take care of their home, pets, and Jim, as she is his #1 fan ! Together Jim and Barbara have attended all home USC football games since 1986

How are Counter Offers Rejected?
The seller is not required to respond to an offer. Does that surprise you? Of course, it doesn't mean that the brokers might not have earned a commission if the seller refuses to respond to a full-price-and-terms offer. The brokers would likely still demand payment. A non-response doesn't alleviate the seller's responsibility to the broker. Here are the most common ways to reject an offer:

Many purchase contracts provide a spot near the bottom for the seller to initial that the offer has been rejected.
Sellers can also write "rejected" across the face of the contract, initial and date it.
Most offers specify a date of expiration of offer in the event the seller elects not to respond.
What About Multiple Counter Offers?
Depending on your specific state laws, sellers may or may not be able to issue multiple counter offers. In California, it's fairly straight-forward. Sellers can counter more than one offer and each counter can be different. Even if one of the buyers accepts the seller's counter under these circumstances, the seller does not have to accept the buyer's acceptance. For more specific advice, consult a real estate lawyer.

How are Counter Offers Accepted?
If the counter offer is issued by the seller, the buyer can simply accept the counter and deliver it back to the party designated to receive it. Time is always of the essence. Counter offers contain expirations just like purchase offers, which means the seller can accept another offer while the buyer is deciding whether to sign the counter offer.

When I've called agents to find out availability of property and whether any offers have been received, it's very common (especially in seller's markets) to hear, "We have a counter out." Some agents would feel discouraged at that news. But I've snatched homes out from under the noses of competing buyers by immediately submitting an offer from my buyer while the counter "was out." What commonly happens in these situations is the seller accepts the second buyer's offer and then simply withdraws her counter offer from consideration, kicking the first buyer out of the game. - Tue Jan 22 2008, 13:24
