Janine: I understand your frustration. The biggest issue when a seller asks someone to discount an agent's commission is a perceived lack of value. I would encourage you to challenge yourself in your listing presentation. Present it to someone who you respect a lot in real estate. Discover the holes. Do you have clear validation of yourself and accomplishments? Do you have clear sales statistics of you and your company which show your strengths and how they relate to their home? Do you have clear charts and graphs that represent you as a market expert? Do you have up-to-the-minute statistics on the market overall that show what percentage of list price sellers are getting, the percentage of homes that fail in the market in the past 90 days(expired/withdrawn)? Can you describe the condition, location and price of every home competing with the prospective listing within a 5 mile radius? Do you have a marketing plan that is visual and understandable? Do you have a bullet-proof pricing strategy? Can you give on-the-spot demographic analysis for marketing behaviors/buyer styles? Do you use professionally designed graphics and visuals that prove to the seller that their home will be presented as professionally or better than youpresent yourself? Do you treat the listing presentation like a Fortune 500 interview? Do you have a strong pre-listing package/presentation? Are you using a lap top to present? If you are using a lap top, are your slides visually strong with few words (less than five to 10 words per slide)?
My listing presentation lasts from 45 minutes to 1.25 hours. Every listing prospect gets the presentation regardless of source or how confident I will get the listing. Since I upped my game on my presentation, I have NEVER been asked to cut my commission...period (and I give one to three listing presentations a week).
Let's get to the source of clients asking for a commission cut....a perceived lack of value. Truly bring value, articulate that value and underpromise and overdeliver. I feel very blessed to not have to face the "cut commission" question. According to what you've said here, you're golden to close. This anxiety is normal. I was exactly the same way on my first purchase and drove EVERYONE nuts. The best thing you can do to ease your anxiety is to spend time out of the real estate world over the next few days. Stay busy during work by taking on a project you've been procrastinating because it will take too much brain work. In the evening, spend time with friends and tell them that their job is to keep your mind off of it all. Stay off this site for a few days, rest in the fact that you've done all you can do and keep your mind busy. The national and local media have made it very clear to the consumer that lowball offers are appropriate and encouraged. While my blood pressure shoots up when I see one, I cool down and realize it's a starting point for "our dance" together in negotiations. Looks like you simply received bad advice. The best route is patience and counseling. There are numerous home buyer counseling programs that can help you repair your credit and get you on the path to the best. Organizations like the Knoxville Urban League have programs as well as several other nonprofits.
