About Me
Todd Lewis begin his career in the late 1990’s as President of Tennessee Off-Road, LLC, a four-wheel drive specialty shop that specialized in repair, fabrication, and nationally known events. His initial role was setting up new accounts, taking care of day-to-day operations, and later focused more on the marketing aspect of the business. He was instrumental in holding several events that were featured in several nationally know four-wheel drive magazines as well as gaining the attention of another national magazine for a feature article on the business itself.

In 2003, Todd begin his real estate career at Coldwell Banker. He has continually doubled and at times tripled his sales each year. In addition, he awarded the Outstanding Sales Agent of the Thomas Group ten out of twelve months in 2006. He also received the company wide sales agent of the month in October of 2006.

During his real estate career, he also helped restructure a declining 112-unit condominium complex. He implemented new policies and programs to generate revenue, increased the occupancy rate to 96% and increased home owner dues collections by 74%. He turned the home owners association from red to black and maintained positive cash flows for the complex all while adding new capital improvements and tenant satisfaction. He left the complex after about a year and a half to focus his efforts on his natural love, real estate.

Todd holds a Bachelors Degree in Business Administration with an emphasis in Economics and Finance. He currently resides in Franklin , TN with his wife Amy, a Family Nurse Practitioner, and daughter Hallie. They are members of Franklin United Methodist Church and active in community activities such as Hands on Nashville , Habitat for Humanity, and various church activities. Todd has served as the Social Chairman for the Williamson County Ducks Unlimited. He is an active member of the Nashville Area Junior Chamber of Commerce and the American Marketing Association. He also holds his designation to conduct market research and consumer surveys.

There are not too many condos/townhomes or houses in that price range within walking distance to Vandy that are not in need of major repairs with at least 2 bedrooms. There are however a lot of rentals in that area. Our office is on 16th Ave and we have seen a number of rentals so if you need the names or numbers let me know and I'll get them to you. Basically Townhomes/Condos are less maintenance. That is why the Home Owner Dues/Association Fees can be pretty high for some places, depending on the condition and amount of work the association covers. They typically cover grounds, maintenance, exterior (like roof, painting, etc)insurance, some provide water, trash collection, etc.

One thing you want to look for when you are looking into a particular development is to check on their bank accounts and association meetings as well as special assessments. You don't want to move into a development that has no reserve account or a poor financial history.

For instance, we dealt with an association that had no reserve account and about 4 of the 6 buildings in the development needed a new roof. Instead of pulling money out of the reserve account or account for captial improvements, all the homeowners were charged a special assessment to cover the repairs. In another similar situation, roofs needed repair on another complex. There was no special assessment and the Home owners association took care of it because they had the money, they were also a larger development.

Having grown up in Nashville all my life, those are some of the better places to live, as far as access, dining, shopping, and entertainemnt. 37203 is in the Downtown/West End area. You can find townhomes/condos in that area in just about any style. The square footage runs from a little over 500 SQFt to almost 4,000 SQFT. There are several new high rise/condo developments in that area. Some of them include Bristol on Broadway, Centennial Row, Wedgewood Park, Midtown Lofts, Terrazzo, The Rise at West End Park, Midtown Lofts, and many more. The prices start in the low to mid $100's and go on up over $1,000,000.

37215 is considered the Green Hills area. It is great for dining, shopping, and entertainment. The condos/townhomes in this area are about the same, however there are not as many new developments. They too start in the low to mid 100's and go up over $1,000,000. Some of the new developments are the Whitney, Bedford Commons, Hobbs Place, and The Enclave. You can get to the downtown area in about 10 minutes depending on traffic.

Some other things to think about are how far do you want to commute, is traffic an issue, do you want to be close to parks, schools, etc? If you would like more info on the developments listed above, just let me know and I'll be glad to send you more info.

Nashville neighborhoods $250K near Vanderbilt

Congrats on the move! My wife works at Vanderbilt and they have great benefits. My suggestion would be to stay close to Vanderbilt if you are worried about the commute. My office is on Music Row and travel the area a lot during the week. Also, being a Nashville native I have seen the traffic in those areas.

When looking at the commute, the afternoon/night is no problem, but the morning can be bad if you are outside of the Vandy/Belmont area. There are several school zones on 12th/Granny White, Belmont, Franklin Road, and Hillsboro road can get crazy quick with the Green Hills traffic, especially around the mall.

Right now the average single family, residential house is about 1,512 SQFT, and the average list price is $241,342. These numbers are based on the current listings in the Vandy/Belmont area.

In the Lipscomb/Green Hills area, adjacent to the Vanderbilt/Belmont area, the houses are averaging about the same square footage at 1,511 SQFT and $253,546, which is about $8 a square foot more than the Vanderbilt area. However, you will get a little bit more yard and privacy.

It really depends on what you are looking for as far as a neighborhood. Obviously you want to be near work, are schools important, entertainment, kids activities, noise, etc.

As Steve said, the condo/townhome market is also a good option, but make sure you check the HOA accounts and track record. He's right on the money with that comment. There are several condos/townhomes in that area.

A typical 2 bedroom "older" (built before 2000) condo/townhome on the market now is about 1,006 SQFT and asking $230,556. The newer 2 bedroom condo/townhomes are about 1,200 SQFT and go upward of 290,000.

The Metropolitan Council sets the property tax rate. The 2007 tax rate for Urban Services District is $4.69, and the rate for General Services District is $4.04. Residential property tax is based on the assessed value, which is 25% of the appraised value, and commercial property tax is also based on the assessed value, which is 40% of the total appraised value.

The Villages of Old Hickory fall in the Urban Services District

Property taxes in Tennessee are calculated utilizing the following four components:

1. APPRAISED VALUE
2. ASSESSMENT RATIO
3. ASSESSED VALUE
4. TAX RATE

The APPRAISED VALUE for each taxable property in a county is determined by the county property assessor.

The ASSESSMENT RATIO for the different classes of property is established by state law (residential and farm @ 25% of appraised value, commercial/industrial @ 40% of appraised value).

The ASSESSED VALUE is calculated by multiplying the appraised value by the assessment ratio.

The TAX RATE for each county is set by the county commission based on the amount of monies budgeted to fund the provided services. These tax rates vary depending on the level of services provided and the total value of the county’s tax base. In the Urban Services District its $4.69, which the Villages of Old HIckory fall into.

To calculate the tax on your property, assume you have a house with an APPRAISED VALUE of $100,000. The ASSESSED VALUE is $25,000 (25% of $100,000), and the TAX RATE has been set by your county commission at $4.69 per hundred of assessed value. To figure the tax simply multiply the assessed value ($25,000) by the tax rate (4.69 per hundred dollars assessed).

$25,000 / 100 = 250 x $4.69 = $1172.50
or

($25,000 x .0469 = $1172.50)

for a tax bill of $800.00

As Brian said, the closest place is the Music Row area which is close to downtown Nashville. There are several studios, record labels, cafes, restaurants, and boutiques. The area is also ungoing a lot of renovations with new places to eat, shop, and just hang out in.

There are several places to live in the music row area depending on what you are looking for. There are several condo/townhomes, renovated historic homes, and rentals in the area.

In regards to existing homes (no new construction) they are averaging around $188.00 P/SQFT with an average of about 2,600 square feet.

When looking at Townhomes, there a lot of new developments and existing properties. The new developments, such as Bristol on Broadway, The xisting townhomes and condos are averaging about $220 P/SQFT with an average of around 750 SQFT. The majority of those are 1 bedroom, 1 bath units built in the mid to late 1900's. The newer developments such as The Bristol West End, 1101 Eighteenth, Adelicia, and the Enclave, as well as a few others. They were built in the early 2000's to the present. They range from 1-3 bedrooms, and 1 1/2 baths. The majority are 1 & 2 bedrooms though. They average around $290 P/SQFT with an average of around 865 square feet.

When looking at the rental market, there are several places. Many of the older homes in the Music Row area are for rent, apartment buildings, and new and old townhomes/condos. The rents range from the low 1,000's on up to around 3,000 for the newer developments and larger proeprties.

This area is great for nite-life, dining, and general entertainment. There are two college campuses nearby, Vanderbilt University and Belmont University. Vanderbilt is a lot larger than Belmont and both campuses are near Music Row.

If you're looking for open mic nites, there are a lot of those. However, they are somewhat spread out throughout the Nashville area. Here are a few:
