Creating comfort and building relationships have been Brian Copeland’s forte throughout his diverse career. Brian jokes that he’s done everything from being a mall Easter bunny to running a successful music publishing company. Brian holds a master’s degree from UT, Knoxville in communications management and was chosen as Greater Nashville Association of REALTOR’s Rookie of the Year, selling more homes than any other like-agent in the metropolitan area. In 2007, he was selected by Real Estate Magazine as one of the nation’s Top 50 REALTORS on the Rise. He is a gold and platinum award winning agent. Brian consistently ranks in the top 1% of the Nashville housing market.
Brian has appeared on multiple episodes of reality realty TV shows on HGTV and The Learning Channel, including "Flip That House," "House Hunters," and "Goodbuy/Badbuy" (which begins airing in 2009). Brian was chosen as the REALTOR for an HGTV one-time special called "The Top 25 Homebuying Tips" to air in 2009. He prides himself on his 18 hour average from the time he starts looking with a buyer to placing the contract on the perfect home. His home sellers are getting 98% of their list price with an average of 42 days on the market. Brian is also a 1031 exchange experienced agent for the tax savvy investor. Brian is a Certified Residential Specialist (the pseudo PhD of real estate with only 4% of all REALTORs holding the designation) and serves as the Middle Tennessee district rep. He is also known for his creative home listing marketing strategies. Brian has received national awards for his real estate marketing innovations and has been featured in Residential Specialist Magazine, REALTOR Magazine, Real Estate Magazine and Homes.com.

Some lenders are already functioning under the new HERA requirements that go into effect on July 31, 2009. The practices of lending will certainly change, I think, for the best. Randy: Of course, there is agency deliverables and then there's customer service. While your agent may be fulfilling the "agency" in the state of Tennessee, it's obvious there's a disconnect.

One thing I've started with my seller is a "covenant." This document explains what I expect from you and what you should expect from me. It includes questions and information like, "What is your preferred medium for communication," "what date and time is best for me to call or email," and the expected time on market. On the seller's side, it outlines my hours for communications and what in the marketing plan will be delivered at what time.

Entering into an agent relationship is like a marriage. If you didn't go through pre-marital counseling and had a shot-gun wedding, unhappiness and divorce chances are higher. The pre-counseling should be a time to lay out expectations beyond agency. When honest communication happens, it's a beautiful thing in realty. - Sun Jun 28 2009, 20:27

I know of several agents using these short sale negotiators with mixed reviews. One team who requires the retainer fee in their counters swear by them. So few short sales actually close that it sucks every minute of time out of an agent's schedule for sometimes close to nothing. Unfortunately AND fortunately, the Nashville market hasn't seen the short sale business that areas like Phoenix, Miami, Cleveland and Detroit have seen. The unfortunate side is that many seller's agent who list short sales truly don't understand the process which leads to failure. Obviously, the listing agent here knows what they are taking on and approaches it seriously. Ask your agent to set you a meeting with the seller's "counsel" to find out the service you'll be receiving for your payment. Hear this clearly, though, don't get your hopes up, have a good budget for inspections and most importantly, have a patient spirit!! Best of luck! - Sun Jun 14 2009, 16:26

Honestly, a lot of the success with this type of sale is the ability of the agent you are working with. While I've worked with several buyers on short sales, I'll have to say (and I'm going to get stoned for this by my fellow agents here) that Barbara Adams at Crye-Leike in Green Hills is AMAZING at this type of buyer need, navigation and negotiation.
