In Tennessee, it is never set in stone. It would depend on what kind of agent and services you are looking for. For instance, a full service REALTOR would be able to offer more services for a percentage of the home's sale amount. If you list it with, say, a 6% commission, it would be six percent of the sales price of the home, not the original amount it was listed for. The commission will vary and no one is 100% sure of what the end sales price will be.
