The HOA fees include, for the single family homes: irrigation water, lawn/land maintenance, Manager, exterior pest control, security, trash removal, street maintenance, recreational facilities, reserve fund. You would need to provide your own homeowners insurance, and maintenance of private pool or spa if your home has them.
For the condos all of the above, and the insurance is usually included, and the exterior of the building maintenance. Although you would still need to provide interior/contents insurance.
