The condition and look of a property is always important, however in a strong buyers' market like the one we're in, price takes precedence over everything. If your price isn't right (and I don't know if it is), nothing, absolutely nothing else will matter.
The fact that your property is priced below every similar property in the community may be a mute point, if every other property is improperly priced.
There are plenty of buyers out there and the vast majority are buying foreclosures and short sales. It's all about price right now! Best looking, repainted, decluttered, move-in ready does not differentiate your property from the thousands of properties presently available for sale. You need to make your property stand out.
If you want to attract buyers' attention, have your Realtor (if you have one), or an independant knowledgeable source, like an appraiser, provide you an honest estimate of value on your property. Once you do that, price your property aggressively and you'll see what a difference a well priced property will make.
