Valencia Lakes is located about 19 miles and 30 minutes from Ave Maria Grammar school.

There are currently 44 homes for sale in the community, ranging in price from $215,000 to $594,500. This includes newly constructed homes from the builder. Valencia Lakes has a newly completed club house featuring a resort style pool, tennis, basketball and children’s play area. Homeowner association fees are very low. And Valencia Country Club is located just half a mile to the south & is open to the public.

The property and address do not show up in the Naples Multiple Listing Service. I checked a few For Sale By Owner sites as well, and nothing there either. The 2007 property tax records show that the property's assessed value is $167,200. So, if the property is for sale, I would expect it to be close to that dollar value, as long as the owner understands the current real estate market.
If you can provide more information, that would be helpful. Did you see a sign on the property? Did someone tell you about it? How did you find out about the property, etc.? And are you only interested in this unit, other units in the community, or similar condos around Naples?

Home prices are NOT on the rise in Naples. Here are the latest Median Sold Prices for Naples:
April 2008: $300,000
April 2007: $390,000
12 months ending April 2008: $358,000
12 months ending April 2007: $398,000

One of the main reasons cited for the continued decrease in home prices is the short sales and foreclosures in the market. Foreclosures were up dramatically in the area during April (800% compared to last April). So until the inventory of short sales and foreclosures decline, we will not see an "overall" increase in prices. Of course, any community, location, type of home, and price range may see a quicker recovery than the others.

Once a deal has gone to closing, most Realtors will enter the final sales price in the MLS. Checking the Naples MLS for recent closings, I found two in Lausanne in April, as follows:
3215 GULF SHORE BLVD N, #511N in Lausanne - closed on April 30 for $675,000. The asking price prior to the contract was $799,000.
3215 GULF SHORE BLVD N, #502N in Lausanne - closed on April 10 for $880,000. The asking price prior to the contract was $939,000.

Also, there are currently 13 listings in Lausanne, ranging in asking price from $669,900 to $2,100,000, including yours. ;-) I'm surprised you didn't ask your Realtor this question.
