More about me....

Born in Milwaukee Wisconsin and was raised in Fond Du Lac, which is 60 miles north of Milwaukee. I graduated high school in 1987 and soon after joined the U.S. Navy. I was stationed in Long Beach California where I served on a 225 manned ship named the U.S. Vandergrift. As a cook on the ship my responsibilities were to prepare the meals for the whole crew, four times a day!

When my service was up, I decided I needed a vacation. I headed south to check out the Florida sun and test my skills at surfing and numerous other water sports for a few years. The year 1993 brought me to Naperville where I began taking classes in architecture & design. I was quite impressed with my ability to design commercial and residential buildings. However, I knew this career was not for me. As I spent long hours working beside my drafting table, I often wished I was out in the community working directly with people. So, I took a part-time job with a home rental agency in Oakbrook, where I began showing rental homes and eventually started selling homes. I had found a career in real estate that I knew I would enjoy for many years. I truly love helping families relocate from all corners of the world-selling homes truly fits my personality.

In 1999, I started working with RE/MAX where my philosophy from the very beginning has been to be Honest, Trustworthy, and Dependable. This philosophy has proven to make my reputation second to NONE! I treat all my buyers and sellers with the utmost respect, and I believe that clients are for life!

When my day at RE/MAX is finished, I enjoy spending my free time with my dog, Adonis. Adonis is a 105 pound giant schnauzer. Adonis enjoys running and swimming in the "doggie forest preserve" in Naperville. I also enjoy volunteering with Adonis at Edwards Hospital in Naperville, in their Animal Assisted Therapy program. Helping others who need a little extra attention, makes you feel like you’re truly making a difference in this world!

I have built a reputation for client satisfaction, and I am devoted to making your move as easy as possible. You will have the added benefit of working with a professional agent who understands your needs and desires when buying, selling, and/or relocating. Finding the right home is only the beginning. I will assist you every step of the way to ensure smooth sailing.

Sincerely,

Dan Firks

1.Pricing your home to SELL!!!
This is the #1 most important thing you can do to sell your house for top dollar and with the least inconvenience to you and in the shortest amount of time. lots of agent talk about this practice and some even come close but few do it right. My market analysis and marketing skills will create demand for your home and develop multiple offers for you to pick and choose which deal is best for you.
2.First Impressions Count!!!
A well-manicured lawn, neatly trimmed shrubs and a clutter-free porch welcome prospects. So does a freshly painted – or at least freshly scrubbed – front door. If it’s autumn, rake the leaves. If it’s winter, shovel the walkways. The fewer obstacles between prospects and the true appeal of your home, the better.
3.Clean Up And Start Packing
Here’s your chance to clean up in real estate. Clean up everything you can, the living room, the bathroom, kitchen and the basement. Your going to move... sooo...start packing.... the small items like family photos and personal things on the shelves, counter tops and frig. can make your home feel small and cluttered
4.Check Faucets and Bulbs
Dripping water rattles the nerves, discolors sinks, and suggests faulty or worn-out plumbing. Burned out bulbs or faulty wiring leave prospects in the dark. Don’t let little problems detract from what’s right with your home.
5.Think Safety
Homeowners learn to live with all kinds of self-set booby traps: roller skates on the stairs, unfasten extension cords, slippery throw rugs and low hanging overhead lights. Make your residence as non-perilous as possible for unaware visitors.
6.Make Room for Space
Remember, potential buyers are looking for more than just comfortable living space. They’re looking for storage space, too. Make sure your attic and basement are clean and free of unnecessary items.
7.Consider Your Closets
The better organized a closet, the larger it appears. Now’s the time to box up those unwanted clothes and donate them to charity.
8.Make Your Bathroom Sparkle
Bathrooms sell homes, so let them shine. Check and repair damaged or unsightly caulking in the tubs and showers. For added allure, display your best towels, mats, and shower curtains.
9.Create Dream Bedrooms
Wake up prospects to the cozy comforts of your bedrooms. For a spacious look, get rid of excess furniture and personal items. Colorful bedspreads, clean blinds, windows and fresh curtains can help.
10.Open up in the Daytime
Let the sun shine in! Pull back your curtains and drapes so prospects can see how bright and cheery your home is.
11.Think atmosphere
Turn on the excitement by turning on all your lights - both inside and outside - when showing your home in the evening and during the day. Lights add color and warmth, and make prospects feel welcome.
12.Always try to be away during a showing
Potential buyers often feel like intruders when they enter a home filled with people. Rather than giving your house the attention it deserves, they're likely to hurry through. Always try to be away so potential buyers can make comments and take their time.
13.Cage Your Pets
Dogs and cats are great companions, but not when you're showing your home. Pets have a talent for getting underfoot and some folks are simply terrified of animals. Keep Kitty and Spot caged during a showing, or at least out of the way.
14.Don’t Shut Out a Sale
If doors, cabinets or closet doors stick in your home, you can be sure they will also stick in a prospect’s mind. Don’t try to explain away sticky situations when you can easily plan them away. A little effort on your part, can smooth the way toward a closing.
15.Relax
If you are home, be friendly, don't try to force conversation. Prospects want to view your home with minimal distraction.
16.Don't Apologize
No matter how humble your abode, NEVER apologize for its shortcomings. If a prospect volunteers a derogatory comment about your home's appearance, let it go....if it bothers you, talk to ME. Again, it is always best to be away during a showing.
17.Keep a Low Profile
Nobody knows your home as well as you do. But most agents know their buyers - what they need and what they want. Go for a ride or walk when your home is being shown and when ever possible take spot and kitty with you.
18.Don't Turn Your Home into a Second-Hand Store
When prospects come to view your home, don't distract them with offers to sell those furnishings you no longer need. You may lose the biggest sale of all. Be sure you bring to my attention everything you want to leave or sell with your home, and items that you want to take with you.
19.Defer to Experience
When prospects want to talk price, terms, or other real estate matters, let them speak to an expert.
20.Help Me...Help You....
Again...lets work together as a team. follow these 20 steps and we will have an easier time selling your home in a reasonable amounnt of time.
