what percentage of buyers look for homes online?

Greg Broadbent answered:
The most recent stat I have found was 84% of people used the internet to find their home and 29% found the home they purchased on the internet. Those are still 2007 stats and they have been going up.

If she is not writing the offer that you want her to write then she is most likely breaking your contract already. When she showed you the property she should have also told you about dual agency and had you sign a paper stating that you agree. At that point she should not give an opinion of what you should offer, only state public facts about other listings and sales in your area.

Don’t get into a battle, talking with her and her broker will solve the problem and get you the house you want…..hopefully. - Sat May 17 2008, 09:22

Advantages of using a realtor in my case?

I am a believer that anyone can sell their own home. Just like anyone can defend themselves in court. Sure you can do it but did you do the best job? The best reason to have a realtor is for the unforeseen problems. A good agent should see them coming and avoid them. You might not be prepared for something and lose a good deal.

Another benefit is that they are going to do their best to protect you legally from any lawsuit in the future. By using all the correct paperwork, getting all the signatures and making sure you meet all the deadlines is important.

The last factor I always consider is how much time do you think it will take you in personal hours to sell your home? This includes driving out of your way for showings, waiting for late agents, answering phone calls, setting up advertising and then keeping the deal together. I don’t know what you do for a living but all these “quick” tasks take up a lot of time even for an experienced agent. - Sat May 17 2008, 09:09

should I dump my non-local agent?

Was the house ever actually on the market? Or did it sell the first day? Best to have a local agent but I believe an out of town agent can do a good job for you. It will just take them a lot more work to find out what a local agent will already know. Make sure he is not going to cut any corners because its too far out of their way. - Sat May 17 2008, 08:56
