Jerry's primary focus is on resort properties, vacation homes and condos on, or near the ocean. Buying and Selling these properties, present a different set of challenges and requires a totally different approach than buying or selling a primary residence. The required addendums, rules for financing, and numerous other factors unique to resort properties in our area, and using an agent not familiar with them can be costly. As one of the top realtors on the Grand Strand, and as oceanfront specialist, I can give you a ton of on information on just about any resort on the beach.

In addition I have personally owned and managed several condos in Sands Ocean Club, on Shore Drive. This resort is essentially a bar, with some condos attached. Rental income is decent, home owners assoc fees are lower than comparable resorts. But the resort conditions are just average. The Ocean Annie's is the beach bar, and the Sandals Night club are the main draw at this resort.

Ocean Annie's (Open Seasonally) - a well known and loved outdoor, oceanfront beach bar, featuring fun Live Music, dancing, and a variety of cocktails. The music can be heard from the Outdoor Pool, the Lazy River, and even from your balcony depending on unit position in the building. Definitely a very lively atmosphere in season!

River City cafe - This casual restaurant overlooks the Pool and has a view of the ocean. It's a very relaxed and fun environment. The floor is covered with peanut shells and the walls, chairs, and tables are covered with signatures of those who have dined there. Their burgers are said to be some of the best on the beach.

Windows Oceanfront Restaurant - This restaurant overlooks the ocean and offers a wonderful breakfast buffet. Chef Thomas is there to cook an omelet for you.

Sandals Lounge - This indoor lounge offers a variety of drinks, music and dancing. Nightly Happy Hour. Remodeled and enlarged in Fall of 2005.

In 2006 the management added the Atlantis Spa- a full service spa on site.

This resort features an outdoor pool, indoor heated pool, whirlpools, outdoor lazy river, gift shop, convenience store, fitness center and a discount golf shop.

If you are looking to buy as long term investor, both markets have the good long term upside potential.

Many people ask me about investing in real estate & what is the right thing to do. It's all about upside potential. When it comes down to it, its all about just doing it. Like Nike, just do it.

No way to time a market.

We only know how good a deal was, after the fact. When its gone.... the opportunity is lost

No one has a crystal ball to see into the future, but.....

If you do your research, put your best foot forward, a long term investment most areas that are close to water or the beach, should be very good.

What is the best "Bang for the buck" or best rental income?

The way to answer that is to ask your self the question:
When you go to the "beach" where would you rather stay?
On the beach.... or one block back or further back?

Most people paying for a vacation want a nice view.

Oceanfront or oceanview properties will always rent 1st...... then when these properties are booked everything else rents.

Myrtle Beach has the word "Beach" in the name and thats what most come for. The great thing is Myrtle Beach has a ton of other things to do as well!

Is it a good time to buy in Myrtle Beach, SC?

Basic rules of any investment! Buy when they are selling, and sell when they are buying!

It's currently a buyers market!

It's all about the negotiating a great deal. It's NOT about the list price. All you need is finding that motivated seller. The deal of the century happens about once a week!

I personally own oceanfront condos, invest in oceanfront condos, own a rental company of oceanfront condos, and sell oceanfront condos. We currently have a window of opportunity. I don't know how long it is going to last. Most people realize a good value when they see it. Recently some of the low lying fruit on the tree (low priced condos) has been picked the last 3 weeks. We have had a lot ore condo sale in the last 3 weeks.

I will say this there is no such thing as a positive cash flow condo unless you put down a good amount. What you also have to consider is the tax advantages. I'm not an accountant, but most accountants agree everyone should have a second home. Write off all your expenses, enjoy your unit yourself, depreciate the property, and take a tax loss.

Why is it that most people that have money invest in real estate? It doesn't take a rocket scientist to see the advantages.

Most people would also agree that a condo investment is not a logical choice. You can put your money in the bank and earn interest.

But I just haven't heard any one that was a long term investor, say they wish they hadn't bought that oceanfront condo. I usually hear I should have bought one years ago, or wish I bought more units.
