1. I would have learned earlier to "PLAY MY OWN GAME", instead listening to or worrying about what others were doing etc..
2. Invested more, although right now is a darn good time!!
3. Started coaching earlier. I was an agent about 7 years before I had even heard about real estate coaches. In my little neck of the woods I thought I was doing ok, I never realized how much I could do! My first coach was mike ferry he taught me to master scripts and price right, My business took a huge leap with 3 months of coaching with him!
4. Hired sooner! By getting help I was able to grow my business more and have a life!!

Selecteing an assistant

hi Karen, I just added a new person to my team this week! all of the answers below are good, I 'll just add a bit more. test them on a few things, I really don't do re flyers, but I made sure that everyone I interviewed could sit down in front of the computer and make a flyer. didn't tell them what program to use etc. gave them all the same info and same pictures, and had my assistant keep track of how long it took them. You could also have them do a typing test, give them a paragraph to copy etc. we also had them find our web sites etc via the web. I had 40 resumes, worked it down to interview 5 and choose one. The biggest thing I would say, is don't be in a hurry! as jed says your first hire (or any hire) could be your most important!

thanks for the answers, heres another question, who are you doing the bpo's for? the potential seller? how many listings have you taken? how many have closed escrow? They are requesting a $100.00 to start with them, so I just want to get a little more feed back please. also, are the listings you are taking all short sales?

they would have a Notice Of Default already filed on them in order for realty trac to get that inof out to the public. In Ca once a notice of default has been filed the property owner has 120 days to remedy the $$ problem. bascially they have to pay what's owed ontheir property. from there it goes to trustee sale at your county. Mike thank you for the post! very insightful, I discovered Gary Kellers book 4 years ago, very valuable in building my team! I still pick it up a couple times a year to keep my self on track! I have been coach for about 10 years, first Mike Ferry's co now Tom Ferry's co, Kay Fairchild is my coach she handles mega listings and 150+ reo's a year... Very powerful teacher! who do you coach with? I started this thread to try and help agents from beginning to veterans share ideas and build their biz, I have been a successful agent for 15 years this June! I have TP as well but never used the program you mentioned, I will be sure to check it out! thanks for the tip...

How often do you try and contact the back after you submit the package? thank you so much for sharing with all of us this valuable info!!

tim and Julie, I really appreciate your response, I can appreciate you trying to generate business for your short sale classes, But how about answering this for me and the rest of us here. I can list short sale properties all day every day, getting them closed is the trick. Give us the top 3 things that you do to get a bank to accept your short sale offers.... thank you in advance..

thank you for your answer richard! amazingly enough I must go against the grain a lot! although my website, which is free via alamode, is updated now with all of my current listings, I let go of realtor.com a year ago and it hasn't hurt my business at all! It is true that I am more of a listing agent then buyers, I get a better response from my signs then internet, my listings are plastered every where on the next due to c21, trulia, direct mls feeds, postlets and craigslist, I am in a rural area so that could be part of it... when I go on a listing appt. the mass amount of internet coverage I do have is more then enough to make even the most picky seller happy... well just my two cents worth... hopefully another agent out there will be able to learn something from it all...

Janelle, thank you for your post. I have been an agent for about 15 years, and agree with what you are saying. I have found that going back to basics is almost not enough anymore!! Nobody alive has worked this kinda of market (at least where I am) so it's kind of fun to do new things and tweak the old. I have been coached on and off for the past 10 years and decided a few weeks ago it is time to get a new coach. Right now we all have a huge opportunity to dominate our markets, this is my intention in my own.. On this site in the past few weeks I have read some fantatsic posts, with fantastic ideas on building your biz, thanks to everyone who is sharing and helping me and others build their biz. My number one source for listings right now 1. NOD's 2.REO's 3. past expireds 4. refferral. what our your best listing sources everyone?
