As Laura mentioned Rivertowne has actually been moving OK relative to the rest of the market however pricing is CRUCIAL in this market currently. Having both owned and sold over 7 properties in Rivertowne in the last 24 months, I would be happy to answer any questions that you may have.
Feel free to give me a call or check out the Rivertowne Listings on my website listed below.

Kiawah has been pretty much insulated from much of the market pressures. The combination of the World Class Resort, Amenities, and clientele has fared well for property owners. The only slowdown can be attributed not to a loss of demand but a lack of the home sale required to purchase. - Sun May 4 2008, 06:58
I have brokered a very similar deal with good results. Give me a call and I can explain with ease how this can be accomplished. I am the Managing Partner of a local real estate firm in the Charleston, SC market.

The previous answers are correct but it is very important to note that builders are being very aggressive right now with pricing and incentives and this would include a contract/custom build job. There are some great builders out there building below $150/ft for the first time in several years for top of the line finishes and materials. I run the development and Projects Division for Sandlapper Real Estate Group and am in constant contact with builders in the area about the current and propopsed invenstory.
Give me a call if you'd like more inside industry information.
