Hi Mary...

I am sorry to hear about your financial situation. You are not alone in this process. Loss mitigation and loan modifications, as well as short sales are all options that may be available to you. Your banks may be able to offer these to you provided you meet their minimum qualifications. They will want to determine that you have a legitimate hardship (Job loss, or reduction in income and divorce count) and that you are able to afford your home if they can provide you with a loan modification. In the instance of a short sale, they will also want to verify a legitimate hardship and that you cant afford to stay there.

I really encourage you to contact your bank, or a professional consultant. Don't let anyone tell you that you have to be late on a payment to receive help. That simply isnt true. Also, dont pay anybody anything upfront. There are many professionals out there that will meet with you and be able to determine if you meet the criteria for help. If you qualify, they should be willing to collect at time of a successful outcome. If you would like a referral, please feel free to contact me. I am a certified consultant, and a licensed REALTOR. I have someone that I am very confident in referring, and I have seen him provide great service with amazing outcomes.

There is a listing in Mt House that is a 3bd with garage. It is listed at $252,000 but it is in a community that has smaller lots. If you think that you might want further information, just send me an email, and I can send you a link to the listing and tell you more about the property. Homes that are coming on in this price range are pending quickly, and sometimes with multiple offers over the asking price. Things have really picked up in Mt House. Homes in my neighborhood have been pending within 2 wks on average.

Wicklund and Bethany Villages are split by Central Parkway. They are both K-8. The prices here are really great. There are bank owned properties and short sale properties. If you would like to set up a time to take a look, please send me a note or give me a call. I can send you a list of available properties, and I also have pictures that I have uploaded to a share website to provide additional photo's to help clients get an idea of what homes typically look like inside.

Hi There...
My family loves it here in Mt House. We think it is a great place to raise our family. Our kids are involved in community sports and love hanging out by the creek. This is Mt House's first year for Little League, too. It is great going out to a game, or practice and being able to say hi to the neighbors. Mt House is still small enough, that you are able to get to know your neighbors. Regarding utilities, we feel that the little bit that we pay more is worth it. Moving here from Livermore we do pay a bit more for taxes, etc...but we think it is a trade off because the sales tax in Tracy is cheaper than the EastBay. As far as daycare, there are some great home day cares in each village, too. Mountain House has just opened Central Park. There are basketball, tennis and bocce ball courts. There are age appropriate play areas and a water park that is regulated by thermostats and wind monitors. Also, there is a creek that runs through the Bethany and Altamont villages. The creek has a trail that you can use for walking, running, biking or skating. If you would like more information, send me a note. Your welcome Kandis. There are general websites that you can check like Domania, Zillow, Trulia and even Yahoo to get a general idea. Sometimes on new construction it is hard to get that information because the actual street addresses arent available on their systems. If there are a few addresses that you want to know about specifically, email them to me. I can use my search capabilities and tools as a REALTOR to track down the information for you. If you dont have the addresses, but happen to have the lot numbers, I live in Mtn. House and I can drive by and get the addresses.

Those are great floorplans. If you go on the Lennar, or Pulte website you can see the asking price. That price has been very different from the actual sales price. If you are trying to get info on a lot that is for sale now, that information is not available on-line. Once the homes have closed, the information becomes public record, and is available for all to see. If there is a specific lot that you are trying to find out about for the purpose of negotiating I wouldnt mind going on a fishing expedition for you. If you would like to email me the details, I can follow up for you. I just received a phone call from the Rutheford sales office on Saturday that indicated 2 different lots have just come available for move in. I think that they fell out of escrow, and would need to close by May/June. Perhaps those are the ones that you are interested in.
