I am a South Jersey Realtor. I listed a home in South Jersey in January 08 and attracted a buyer who had a home to sell in Rahway. I referred him to an agent local to Rahway. With guidance from the agent and a stager he neutralized his home, packed up the clutter and stored it off site. The home sold the first day on the market with multiple offers. I have just listed a 3 bedroom, 2 bath ranch at 44 Mayapple Lane. It is totally rehabbed with a new kitchen, two new baths with tile floors and tub surrounds, all new cabinets and fixtures in the baths, new roof, etc. etc. We are having a Neighbors Open House on Sunday. There are excellent school districts in much of SE PA and in New Jersey. I am not familar with Delaware. I would suggest that you check the school report cards for areas that hold interest for you. - Sat Jan 5 2008, 06:45

Typically furnished homes sell better than vacant homes as buyers are not able to "see" how they would fit into a vacant home. That said a home that is furnished has to be clean, neat and presentable - no towels draped over the bath tub, no toys or clutter anywhere. Even simple things like straightening your closets make a huge difference. A vacant house can show equally as well provided you take the time to put some personal touches. Supply plush towels in the baths; define room areas with inexpensive area rugs; buy some attractive kitchen jars packed with olive oil and chili peppers. We have a blow up air bed that we cover with a new comforter, pillows and pillow shams to show space in the bedrooms. Keep it simple and sparse. Good luck! - Sat Jan 5 2008, 05:11
