The answer below is correct. You would not save any money unless you yourself were an agent on the property purchase if this property is listed. Now if it is not that is another story. Then you will have two people in the transaction that are unfamiliar with the changing Real Estate Laws in Texas.
If the popery is listed the seller is paying a commission to the selling Broker, that broker will take the whole commission without representing you. If you get a buyers agent the selling broke will pay part of the commission to the buyers agent.
If you do not know how to ge the forms I doubt that you are aware of the other things that you will need to make a good decision and a clean transfer of the property.
