Brief Bio:
A seasoned sales professional with 20 years of sales & negotiation experience, John B. is originally from the New York/Northern N.J. - Metro Area and transferred to the S.E. Pennsylvania area in the late 1980's during his tenure as a Sr. Technical Sales Engineer with E.I. DuPont's Printing & Publishing Division.

John B. comes from a family of talented musicians, artists, and actors; his father, Steve Badalamenti, a jazz trumpet player, his uncle Angelo Badalamenti, a world-renound musical composer of movies and TV (1992 Olympics, Twin Peaks, Mulholand Drive, Straight Story, Christmas Vacation, The Wicker Man, etc.) and his brother Stephen Badalamenti, an aspiring actor. His youngest daughter is a U.S.F.S.A. member figure skater who competes locally and nationally.

Thoughts on Collegeville

As far as your commute by car, it depends on where in Philly. I just transferred a family from the mid-west to Collegeville and the husband drives to/from Collegeville to Philly every day. I recall him stating that it takes him about 45 min to an hour, give or take. There are two challenges, 422 and and 76 (assuming that's the route you'll take).

As far as by train, you can catch either the R6 from the Norristown Transportation Center or the R5 from one of the Main Line stops. You're going to have to most likely drive to the train station from home. I don't know that it will be any less time when you add it up compared to driving, however you may save on gas if that's an objective.

Is it possible for us to get a home loan?

Specific and taylored to Pennsylvania, there is the the PHFA program (Pennsylvania Housing Finance Agency) which offers lower interest rates, and in some cases downpayment and/or closing cost assistance. They are able to offer these programs through the sale of mortgage revenue bonds.

You need to work with a participating lender familiar with PHFA (their web site offers a list by counties).

Temple University is where you will be faculty then. If you are considering taking a train (or would at least like to have the option to do so), the SEPTA R5 Rail Line from any one of severl local stations on the Main Line may be more convenient for you as the R5 line runs parallel to the Main Line (hence the name which dates back to the 1800s):

With Blue Bell, you could also take the train, in this case however, it would not be as convenient as the Main Line area - as you would most likely need to drive to the Norristown Transportation Center) rom Route 202 to catch the SEPTA R6.

Temple University is located at 180 N. Braod St, so driving to Temple from either the Main Line (Route 202N to 76E) or Blue Bell (Route 202S To 76 E, or 309S to 611 S (Broad St) is very possible too, but you'll have to do dry runs to see how you like it (I will often suggest that my Buyers take a dry run during rush hour to/from their place of business and/or home of interest or area of interest to get a true feel for what it is like).

Those of us who do a fair amount of relocation are often asked the same questions.

I can not answer questions about schools (Fair Housing Laws), but when it comes to the difference between two areas such as the Main Line and Blue Bell, etc...my response is often the same: let me personally show you and you can draw your own conclusions. I can tell you that homes in Wayne, Devon, Berwyn - are somewhat older, the communites are established, and there is pride of ownership.

You'll find many newer homes and communities in Blue Bell, gated communties, golf communities, shopping, somewhat more open space and yes, close proximity to King of Prussia, Montgomery Mall, etc.

But until you actually see the difference between the two areas, the type of homes and what one price range will afford you as compared to the other, your commute to/from your place of business and how long it will take in rush hour, will you drive or take public transportation, etc...it can be a challenging question to answer.

I invite you to consider working with a local real estate professional of your choosing to asssit you.

Also, I would like to add that whatever you intend to do with Seller Assist, check with your lender to see what they will allow depending on the type of mortgage (FHA, VA, Ginnie, Freddie, etc.). Pay very close attention to make sure repair credits don't exceed your allowable Seller Assist amount, and also, that the appraisal will not be compromised because of the Seller Assist.
