Josh and Larissa are a brother/sister team dedicated to saving you time and money on your real estate transactions. They come from a family of carpenters and contractors, and have a wealth of knowledge about homes and their systems. Both Josh and Larissa have also spent time in the service industry, and through Josh's unique system, they are able to offer you the highest quality of customer service.

Buying: Larissa specializes in finding the perfect home for all our buyers. She will work closely with you to determine your needs and will help you to locate exactly what you're looking for. Because Larissa doesn't spend time designing marketing pieces and negotiating contract, she's able to concentrate her efforts on YOUR needs. When a home meeting your criteria is put up for sale, you can guarantee that Larissa will notify you immediately and set up an appointment for you to see it at your convenience. Once you've found the home that's right for you, both Josh and Larissa will meet you at the home for a second time to look it over thoroughly. where can I find free foreclosure listings in south bend, in?

If you're looking for free foreclosure listings in South Bend, IN your best bet is to contact a Realtor that specializes in the investment and REO market (something my team and I do). There are a number of websites that you can visit and sign up to receive lists of foreclosed homes, however the majority of the time these lists are old and the properties are already sold (it's a waste of time in my opinion).

Most if not all homes that are taken back by the bank through foreclosure are listed by licensed agents and are easily found in the MLS (multiple listing service) by an experienced Realtor. Our local MLS doesn't have a search feature for "foreclosed homes", but we keep an active inventory of them in order to pass the information along when folks like yourself inquire.

Hi Kal,
In the last two years there have been 28 homes sold on the water in Covington Shores and Fox Chase. Of those properties, the average sales price has been 96% of the listing price. The lowest sales price in that time was 86% of list price.

Year to date there have only been 4 homes sold on the water. The average sales percentage of these four is also 96%, with the lowest being 92% (Average home price was $523,325) Currently there are 9 homes for sale between $429,000 and $695,000. Only three of the nine have reduced price so far.

These average sales percentages are quite close to the county average which typically fluctuates around 97% of listing prices. I hope this is helpful. - Thu May 8 2008, 10:15

Hi Allison! My sister and I grew up in Granger and we still live and work here. We both graduated from Penn-Harris-Madison Schools (Granger and the surrounding area's public school system) and I currently send my children to the same schools. I'm very happy with our community and the schools. There are several very nice areas to live in Granger and the surrounding Townships that go to the same school district. These townships are: Harris Township, Penn Township, and parts of the City of Mishawaka. Depending upon your price range and the type of neighborhood you prefer, you may also want to look at homes in Mishawaka, Osceola, and the county areas between these towns since the property taxes vary greatly.

Please note that parts of Granger are in Clay Township, which IS NOT in the PHM School district but instead in the South Bend Public Schools district. You can compare the ratings of public schools in Indiana at http://www.doe.state.in.us/htmls/education.html.

As a parent, it was important to have my kids attending a school with test scores and graduation rates at or above state averages. The last time I checked, PHM was the only public school system in St. Joseph County to have both test scores and graduation rates HIGHER than state average.

I work in the Granger, Indiana market and if you have cash to work with and no need for financing, you'll be able to offer the seller a quick closing free from the headaches of traditional financing. This means you're in the strongest possible buying position right now and you should be able to obtain the best purchase price and terms for your situation.
