About Me
I have sold Real Estate since 1987 when I passed the licensing requirements. Since then I have been involved with numerous sales and purchases.
I was voted Realtor of the Year in 1991-1992 for the Minot Board of Realtors
I have served as the President of the Minot Board of Realtors and as
the the President of the ND/SD Chapter of CRS.
I am the recipient of the Omega Tau Rho that is given to those who have served honorably
I still love what I do! It is wonderful to help buyers find the "RIGHT" for them, and it is Wonderful to help Sellers get their house sold, so they can move on with their lives, and accomplish their goals.

You probably won't get a loan from a regular lender, although I am not a lender. My best suggestion is to hire a buyer agent to represent you and ask them to find a property that you could do a lease/purchase on. It may very well be that someone in your area is close to foreclosure and can no longer keep up the payments on their house. If you can find someone like that, they may be willing to allow you to lease the house for the payment amount (make sure there is a safeguarded way your lease is going to the lender) until your credit is good and you are able to obtain a new loan. This is not a lease with an option to buy...this would be a lease with a purchase price agreed to at the time you take possession, and a full agreement to not walk away. You will need to pay your buyer agent at the time the contract is written, not when you finally get the loan and close on it. - Wed Apr 9 2008, 11:58

You would probably have the right to make the payments and continue to live in the house. In most instances the loan is in both names regardless of who the court has determined is responsible for making the payments. Certainly the answer is THE KITCHEN...unless there is a major leakage problem in the bathroom, or something that will affect the structural integrity of the home. For example a tub surround that is leaking into the wall and down the floor, takes precedence over anything else.
If there is no damage occurring then do the Kitche first. It is the heart of the home. It is where laughter and food and togetherness occurs. It is the location in a home that people first go when they get home. Kitchens will almost always increase the value at least as much as you have spent, unless you don't consider the house, the character and the price range of the home. Be reasonable in choosing and set a budget and keep it. - Wed Apr 9 2008, 11:41

I love to fish... just for fun! I love a day on the lake, listening to the quiet and enjoying the sunshine and I enjoy camping and cooking out. Don't get to do it much because I am busy with Real Estate, but I will run out to the lake if my family is there and spend some time with them.

Most important in my life is my relationship with Jesus Christ. I am active in my church, First Presbyterian of Minot, ND. I distribute prayer requests to a growing number of Prayer Partners, and we see the Miracles of God through answered prayer.
