What I have been able to do in the past is get specific bids from contractors for specific jobs, submit those bids to the loan officer & seller, and then simply have the title company at closing write checks to those contractors and charge the Seller.

Best/worst neighborhoods near Golden Valley, MN

I've been a resident of Golden Valley for 7 years and enjoy the area, but there isn't a lot of things you can walk/bike to, other than the "downtown" at Winnetka & Hwy 55, because Golden Valley is more of a suburb than a urban city. If you're really looking for. Based on the price point your're talking and the amenities, I'd suggest you look at Minneapolis-Nokomis, Minneapolis-Southwest, Minneapolis-Calhoun/Ises, northern Edina and the east side of St. Louis Park.

As a licensed agent I cannot speak to "good" or "bad" neighborhoods but the crime reports online are a good step... although I really recommend walking/biking the neighborhoods to get a better feel.

You could use those foreclosures as leverage with the builder. If you go new construction, condition is warranted by the builder. If you go with the bank owned homes, condition is not warranted. To me, that alone is worth some money.

Even if there were not any foreclosures right now, almost every development will see them sometime in the next 24 months... it's the market we're in. Don't overpay now and you won't regret it later. - Tue May 6 2008, 20:42

Did I meet you at an open house at my listing at 11400 Johnson Ave S about a month ago? I did sell that house, with it closing on May 29th.

I don't believe Trulia does market evaluations but Zillow and Cyberhomes do. These estimates can be off by 10%+ on a regular basis though since it is based off of public record data, which is rarely ever accurate or complete.

I grew up in West Bloomington and with this recent listing I sold just a few blocks away I believe I can give you a great feel for pricing and where this market is today. I can't tell you what my listing sold for yet because it has not closed yet but I can tell you it sold for exactly the amount I estimated at the time we listed it.
