I live in the Bayview Beach neighborhood of Milford Connecticut in New Haven County of Southwestern Connecticut. I grew up on the West Coast in Oregon and California and relocated to the east as a personal choice. I have traveled the east and west coast of the US and Canada extensively for business over 100K miles annually for 15 years and moved many times... The answers you have been getting are good. Regarding your credit score, yes 720 is considered "Very Good" but even a credit score in the high 600's should not prevent you from getting a loan and a good rate at this time. The most important advice I can offer is to go ahead and get yourself "Pre-Approved" by a mortgage lender. This is not the same as "Pre-Qualified" which really does you no good when looking to place an offer on a home. You can get pre-approved through any mortgage lender just be sure they know you want the pre-approval which requires them to use your social security number and run a credit check.

Also, don't worry about getting quotes from different mortgage lenders or banks. Any additional credit checks by other lenders within a 6 month period will be considered as only one credit check by the credit agencies so it will not negatively impact your credit.

With a good credit score, steady verfiable, sufficient income (over 1 year or 2 years self-employed) and some basic assets and you should be fine. It is a good time to buy! Rates are at historical lows right now so get in there, get pre-approved and happy house hunting!

You are getting some good feedback I see from several professionals. I would like to add just a couple of options for you to consider. I am with Coldwell Banker Residential Brokerage in Milford, CT and we are the #1 Brokerage Firm in the area. The easiest of your questions to answer is the size of the condo. A 2 bedroom will bring you a much larger buyer pool when you go to sell than a 1 bedroom for the reasons already mentioned. The second easiest question is whether now is a good time to buy. Interest rates are still at historical lows and inventory is up. Now is a great time to buy! The hardest question is the location. Even though you have mentioned some personal choices, there are still a lot of considerations to consider. I would highly recommend you select a Realtor that you feel comfortable with and you feel will have your best interest at heart and then review the options in a few different locations to see what feels right for you. Milford has a great downtown and great beaches but I would also consider the West Haven area near the beach as there is a lot going on there, some up-and-coming areas and you are still close to New Haven. I was in a similiar position myself not too long ago. I was moving to the area from out of state and began my search in Fairfield as it is a beautiful town with a good reputation. As I searched and educated myself on the area, I found Milford offerred more house for the money, excellent schools and even more beaches.

I live in the Bayview Beach area of Milford and I love the community. As Donna points out, the Rivercliff area offers some nice choices along the river if you want water view but not LI Sound view. The Laurel Beach area which is on the LI shoreline from Devon is also an excellent choice with some nice views of the sound.

do you have information on recently withdrawn properties?

Listings on the MLS are updated every night at 12:01am and a good Realtor can not only provide you with this data and history of the property listing but can also place you on an automatic notification to let you know of new properties that are withdrawn.

Hi Julia,
Welcome! I think you chose a great time to get into Real Estate. It sounds as if you may be considering joining as a team member of an established agent or joining a company with good training and mentoring. If this is accurate, consider what your goals are and where you want to be as a professional in the next 3-5 years? If you start as a buyer's agent for an established agent you are probably not going to get the personal exposure and promotion you would be able to get as a more independent agent with a good company and good training. You may lose your personal identity which I believe is your number one asset in Real Estate. On the other hand, you can gain some good experience and learn from the experienced agent for a couple of years and then move out on your own once you are more comfortable. If you have the time, this could work well. Personally, I chose a great company (Coldwell Banker) with a great training program and a very positive office environment with successful agents to provide the atmosphere and opportunity to grow and develop a professional business. I strongly recommend you read a book titled "Success as a Real Estate Agent for Dummies" by Dirk Zeller which really helped me a lot.
