These are two completely different properties. Winston Towers is a high-rise building, built in 1981, which sits right on Collins Ave. Whereas Porto Bellagio, built just a few years ago, is a mid-rise garden style complex which consists of three adjacent buildings sitting right on the bay. Keep in mind that this property was a condo-conversion. Both properties have similar amenities, but offer a different lifestyle. 6820 Indian Creek is located in a great area about 10 minutes from South Beach, not on it. There is a Publix nearby, along with many restaurants and of course you're two blocks from the beach. So you know - 6820 is one of two identical buildings, 6830 is the other. They were built in 1981, so it really is not an old building. Yes, there are a few other developments that have been built recently, with a few more to come, but 1981 maybe be older but not old. Maintenance fees are lower than in other buildings and they do allow you to rent the unit, which is good. If you need assistance with purchasing a condo at 6820 or anywhere on Miami Beach, I live in the area and can easily help you. - Thu May 22 2008, 16:41

Katherine does a great job of compiling the sales data for Miami Beach, but to best answer your question please provide us with more details. South Beach encompasses a large area with different neighborhoods, thus sales data can vary significantly from one neighborhood to another.

What segment of the market are you looking for and what price range??? Depending on price range and location there can be great differences between sales price and asking price and days on market. Let us know so we can best answer your question. - Thu May 22 2008, 16:03

Don't be discouraged... there are plenty of condos available to suit your needs, not really on Miami Beach but further north along the coast is where you will find more value. Keep in mind that taxes will run you approximately two percent of your assessed value, which in this market, should be less than your purchase price on any condo you purchase. Weekly rentals, as mentioned in this blog, are not very common amongst condo associations but do exist.

If you want to be close to the South Beach Area I would recommend Brickell Area or Coconut Grove. As Angel mentioned traveling West out of South Beach can be a hassle, but out of Brickell or The Grove... much easier. What you DON'T WANT to be doing is traveling East in the mornings or West in the evenings.
