It seems that the traditional fax machine is going the way of the dinosaur. Scanning and e:mail seem to be the method of choice.

It should take no more than a few weeks in order to secure a tenant for a South Beach apartment. After a quick search of the area, I found very few 2/2's in the price range between $1,800 and $2,200. There are severalfactors that will help get your place rented; condition, price and location are the first few that come to mind.
I guess that your unit is in a 2 story converted apartment building... In that price range- people prefer enclosed high-rise buildings. Perhaps you may consider a price reduction or some other incentive.

I'm not sure if you are "automatically" entitled to one months free rent for your work and expenditures. Everything should be laid out in writing on your lease and subsequent renewals of your lease. Here in Florida ost leases are printed on standard, approved forms. These forms specifically state who is responsible for maintenance of appliances, electrical, plumbing, etc.
In the lease there is a section for a repair that is less than a certain amount; these items would be the obligation of the tenant.

TIME IS OF THE ESSENCE • with that said, the specific dates on the contract would prevail. It appears that 24 hours have already lapsed- you should be free from further obligation. It seems that your contract may be a "developer" contract, in this case the terms and conditions to rescind your offer may be different.
In this market, the seller should be very content on having an offer, I think you may be in a better position to try and modify your offer to reflect the items that are of concern.
