Testimonials
"Hi Lorie - You are amazing - and I'm grateful. I confess it has been painful putting money into a house and dropping the price, but you have taken the pain out for the most part. I am amazed at the way you have thrown yourself into this project - almost as if it were your own house. I realize you have invested some of your potential commission, but more than that, you have invested a great deal of time and effort into handling all these details. Of course the main thing is to sell the house, but even now I have to say you have provided the best service of any realtor I have ever dealt with. I wish we'd signed on with you back in March - the house most likely would have sold before the summer! God Bless You. You deserve to get this sale! Thanks again, Dan"

"When I talk to others about you and your service first of all I tell them we have become friends because I respected you that much. I think you are exceptional at what you do, you had a knowledge base to pull from that was very helpful to me and to others in regards to school districts, economy, market value, jails, new subdivisions vs. old subdivisions, cable lines, traffic, the list is endless. I believe that in your line of work and the years of experience you have that this knowledge base is invaluable, it comes so natural to you that you may not realize that you are providing this neutral, none biased information that we as house buyers find extremely helpful when shopping for the biggest purchase of our lives. Outstanding, a side from your patience the fact that you are the right combo of assertiveness and laid back which I'm sure took time to develop. We had used 4 realtors in the last year but when we found you we know you would stick the others were nice but I don't think they were in the right field for themselves. You LISTEN and are OBSERVANT - that is key and you do it very well, you listened to what we said and didn't voice your opinion and remained professional. From the very first house you showed us you observed our likes, reactions, and dislikes and made a mental note of this from there you created a list of houses and each one had the features we were looking for so we didn't feel like we were wasting your time or ours. The listening and observing must serve you well in that you are respecting the client and their wishes, saving time, money, energy and gaining client trust while doing so. Honestly you've made me think about being a realtor! I could go on but I will save the rest for your boss, I had promised you a letter and now that I'm writing this it refreshed my mind that, that is something I wanted to do for you. I will draft something up for her or him and send it out within the next couple of weeks. Have a great day! Sincerely, Caroline"

"I saw Lorie's listing sign at a home in my neighborhood. Knowing that I would soon be listing my own home, I decided to attend her Open House to see how the home looked and "quiz" the selling agent. The home was immaculate and Lorie was extremely knowledgeable and professional. I posed as a buyer who was relocating from Houston, TX. Lorie answered all of my questions about the schools, commute times and local amenities. She impressed me so much that I knew when I left the Open House that she would be my agent when I got ready to sell. Lorie has not disappointed. When I called to initiate the selling process, I explained that I had "misrepresented" myself at the Open House and that I was really looking to sell a home and relocate to Houston, TX (not the other way around). She laughed and said that she remembered me, that people "misrepresent" themselves all the time and that she was excited about the opportunity to work with my family. She has helped my husband and I prepare our house for sale and we had a contract within the first week it was listed! She has assisted us with all of our needs and we will close next week. I very much appreciate Lorie's honesty, professional advice and hard work! I have recommended her to my friends and neighbors. Thanks, Lorie, for all of your efforts on our behalf! Sincerely, Amy Griffin"

"I cannot say enough about the positive impact Lorie Gould has brought to my home buying and selling success. In short...While in an area that Lorie supports, I hope she continues to be my Realtor for life (if she'll have me)! During buying or selling, Lorie brings... Incredible market knowledge. Whether it be new or resell home availability, assessing accurate value/ worth, trends impacting the experience, knowledge of the process, guiding clients thru complicated contracts, or simply answering questions in a way that's easily understandable. Lorie is second to no one! Impressive work ethic and commitment to quality. Lorie was consistently available and flexible with our schedules; prepared with valuable information at every meeting. From day one, Lorie is prepared with content that buyers NEED to make educated purchases, or sellers need to prepare and list their home for quick turnover and optimal worth. Lorie's advice and process works! For those buying... Lorie has a unique talent to asking the right questions, listening to your answers, and turning those conversations into real possibilities. No time was wasted with showings that missed the mark! For those selling... Week after week, Lorie generated significantly more showings than all other realtors combined. Working with Lorie maximized the number of qualified buyers that viewed my home, and as a result, minimized the time from listing to sold! I encourage anyone to partner with Lorie during your buying or selling process, as I hope to again in the future. I have no doubt, Lorie's great attitude, determination, market knowledge and deep experience will impress you and result in success! ~ Jeremy Gentry"

Not so sure you want to invest your money into buying a condo or a townhome as they have not been the best investments for most and have been hit especially hard in this market. There is a lot of hype surrounding the "new" Buckhead; however, it is important to remember all the hype surrounding Atlantic Station when it was being built. The first few made some money but now it is not a great seller.. and there has been a lot of crime also.

I do feel the "new" Buckhead will fair better; however, it is important that you have strong representation that can lead you to the hot spots to buy for the best investment. Buyers representation is free to you but it can save you thousands and save you headaches.

Make sure you choose an agent that provides you with the indepth research needed to make informed decisions where to put your money. You need to know the history, the current, and the projection for the next 10 years. I am happy to help!

In my opinion, Every home buyer needs the education on the process and throughout the process because knowledge is very powerful. A person who has purchased a home previously may understand some of the steps but tends to forget the entire process not to mention that contracts and laws change from year to year. You want an agent who informs and consults so that you can make the best decision for your family!

Limited funds equals an FHA loan. For a great lender that will also consult with you regarding the loan process and all your options, I would contact Kathy Terry with Wells Fargo. With so many financial institutions experiencing troubles I would stick with a stable mortgage company such as Wells Fargo. Countrywide, now owned by Bank of America, would be another option. Suntrust also offers some great mortgage solutions.

I would recommend that you schedule a home buyer consultatioin with an agent in the area. I would be more than happy to sit down with you and educate you on the home buying process with no obligatione ...and provide you with a copy of my home buyer book "Everything you need to know about buying a home... and then some!"

There are so many great agents here on Trulia for you to interview to determine who best matches your needs and personality. I hope that you will take the opportunity to meet with a few of us to determine your match. It is a little like dating... you need to ask lots of questions so that you can find your match! - Sun Jul 20 2008, 06:53

In addition to the website James provided. It is always important to check the Sex Offender Registry also athttp:// www.state.ga.us/gbi/disclaim.html.

The local police department can provide you with crime reports as I am sure that you will want to know the types of crimes committed. - Sun Jul 20 2008, 06:30

Darryl, A lot depends on the price point you are purchasing in.

The intown condo market overall has seen a annual depreciation for the past 5 to 6 and the condo market continues to struggle. The condo market like the single family market is experiencing a high level of foreclosures. Why? It is simple supply and demand! Because developers continue to build new or continue to do conversions which keeps the demand on the new giving resale the backseat which holds prices down. Supply far outweighs demand.

What does this mean for condo consumers? For one thing you need to purchase a intown condo for the long term. Intown condos are not for flipping or living short term. I have seen many live in a condo for 5 years and not make a dime... and even bring money to the table to close the property. So my question to you is how long to you plan to live in the condo and intown area... if it is long term then there are great deals to be had.

When buying condos you need an experienced and aggressive agent to negotiate a fabulous deal. A fabulous deal provides you with some confidence against huge losses. It is important to note that no one can truly predict the future but I believe it is safe to say that we will not see any huge improvements for some time to come.

This is the best buyers market on record and I certainly hope that you will hire a great agent (which is free to you) to help you take advantage of the opportunities in the marketplace for you! Trulia offers you some great choices to start interviewing for the right agent for your personality and needs.

Interests
Outside of helping my clients achieve their real estate goals, I am a mom of three with a supportive husband that allows me the opportunity each day to do what I love which is real estate. My husband, also a Realtor, and I are very fortunate to have three beautiful and healthy children which includes two daughters (ages 17 and 6) and a son who is 11. I enjoy watching my childrens sport events... and yes just as I fight for my clients best interests and deals each day I root for my children loud and clear from the stands.

I have a true passion for educating consumers. Along with teaching others comes the passion for bettering my knowledge. I attend numerous training events each year local and far so that I can always provide the best representation for my clients and provide consumers such as those on Trulia accurate and helpful information.

When the business day is done and my children are sound asleep (sometime that is wishful thinking:) I spend time on Trulia and other social websites to help consumers with their real estate questions. I enjoy hearing from consumers and other agents alike. It is always fun to have healthy discussions!
