Sun City Mesquite is an active adult 55 plus community with a state of the art Recreation Center and the Conestoga Golf Course, designed by Gary Panks.

"When we first met Virginia, we were driving through Mesquite NV during the 4th of July weekend. We were planning to move to Mesquite, and felt it would be a great time to look around to see available homes in the area. We attempted to contact one real estate agent listed on a sign in front of a house, but were informed that he was busy with family due to the holiday. We found another property that we wanted to look at, and attempted to call the listing agent. We were connected to Virgina Hepp, and she came right over to answer our questions and show us the home.
Since we were first-time home buyers, we had quite a few questions for Virginia. We wanted a home that we could enjoy and that was still in our price range. When we decided to make an offer on a home, we contacted Virginia. She was very helpful and took great care in walking us through the process of making an offer. With her help, we were able to purchase our first home at an excellent price. We were very pleased with the entire deal!

$5.10 per $1,000 of the sales price of the property is the amount for all of Clark County. I work in Mesquite NV where transfer tax is 'customarily' paid by the seller - but it is a negotiable cost that can be paid by either buyer or seller depending on what property you buy. Some new home builders refuse to pay it. If you are buying a foreclosure property from the bank, you will get a counter offer stating what the bank will or will not pay - but it is still negotiable. Your real estate agent should work up a net sheet based on your offer on any property and what costs you are agreeing to pay. That net sheet would be adjusted if you agree to different terms in a counter offer.

Kirsten-I am a Mesquite NV Realtor and can't help you with your specific question. But I will advise you to find a local agent to work for you as a buyer's agent. Interview several agents and pick one. That agent will research properties with your criteria, and help you to choose the one that is best for you and your needs. Expect a full market analysis of any property that you might be considering. You will want to know all about the rental market with specific information about the area where the home is located, vacancy rates, costs of property management, etc. I tell my buyers to drive around the neighborhood of a property that they might want to buy - in the afternoon, evening and weekend afternoon and get a feel for the area traffic.

Soc - Chapter 113 was created in Nevada to protect the homeowner and make him aware of his rights here in Nevada. Most REO properties that you might be considering are owned by a bank in another state. They are not even aware of Nevada laws or specific legal rights of homeowners here. Those banks do not care if you sign it or not. But as real estate agents here in Nevada, we are required by law and the code of ethics to inform you of your rights. By signing that waiver, it proves that you have been informed by your agent of your rights in Nevada and it does confirm that you relinquish any rights that you have under that specific statute. The banks or asset management company usually have their own disclaimer in their contract or addendum that you will initial stating that they have no knowledge of the property and that you are buying it 'as is', with no recourse. - Sun Jan 4 2009, 09:10
Kirsten - Contact a property management company to see what it would rent for and what your competition would be - are there a lot of vacancies in the rental price range? You may want to set the rent price a little lower than the top price for similar properties - it is usually better to get it rented to a long term tenant who feels that they are getting a good deal. Vacancy will kill your bottom line. Be sure you figure in all of your maintenance costs and have a surplus of funds available for repairs, maintenance, etc. Good luck to you! - Sun Jan 4 2009, 08:59
Joanna - It could be that it has been for sale for awhile and the owners want to rent it while it is listed for sale. I recently sold a property for top dollar to an investor who valued the property more because it had a very good tenant already in it. The tenant and my buyer signed a new lease at close of escrow - it was a win-win situation. Some real estate agents advise their sellers to vacate their rental properties to make showing easier. I encourage sellers to keep their tenants and offer the tenants a bonus if it sells - that way, they want to show it and hope it sells. The first step when you think you might want to buy a new home is to find an experienced agent to work for you. The agents at new home subdivisions in Mesquite NV work for the developer, not for the buyer. The agents are working in the best interest of the seller. That is their job and that is exactly what the seller pays their sales representatives to do.
If you go to a new home subdivision without your agent, you have no representation - you need an experienced agent to look out for your best interests and negotiate for you. Your agent will also help with your lot choice, upgrades and monitor the construction of your new home. This costs you nothing and is NOT reflected in the price of your new home.
I have experience with Sun City Mesquite, Ence homes and other new homes in Mesquite and work hard for my clients who wish to buy a new home in Mesquite. I will help you compare the new home subdivision prices, floor plans, and incentives to make your best choice. You may want to look at resale homes and compare.
