Personal Background
Arn grew up on the San Francisco Peninsula and has lived in San Carlos with his two sons, ages 17 and 21, for over twenty one years. Although real estate can be time consuming, Arn finds time to be a coach for both of his sons' soccer and baseball teams. If there's any time left over, you just might find Arn on the golf course or on the ski slopes. Arn is an avid reader and also a student of the Enneagram.

"Arn has a very mellow demeanor but under that is a Type-A person who gets the job done sparing you the hassles and heartaches. Arn sold the house I had in partnership with an old friend who was getting married and moving out of the area. We gave Arn certain criteria that had to be met to satisfy both of our future needs. Arn came through in flying colors with such ease it didn’t seem to really occur. Next he went about to get my new home. He introduced me to a top-of-the-line financial officer to get pre-qualified so he could get me the best deal possible. Barron Square is a fabulous complex. I have good friends and clients who have lived and owned there for nearly 20 years. Barron Park is a very popular area in Palo Alto. If you have kids, Barron Park is in the Gunn High school area which is one of the best high schools in CA.
Market activity in 2008 is as follows:
3/2 1890sf pending listed at $998,000
2/2 1541sf closed at $904,000 4/08
3/2.5 2123sf closed $1,200,000 3/08

The pre-printed CAR and PRDS contract forms require seller to have utilities on.
I recently sold an REO in Blossom Hill and the utilities were off.
I called PGE and had them put the PGE in my name and my assistant met PGE to have the gas turned on and furnace pilot re-lit.
I wasn't going to wait around for the out-of-state seller and non-co-operative seller agent to get this done.
I wanted to make sure my buyer had a full inspection of the property prior to purchase.
I didn't worry about the details, I just go the job done.
Long story short, the power was turned back on, the inspection completed and my client purchased the condo. The good news is that these first-time buyers paid $232,600 for a property that sold for $375,000 about 2 years prior. - Mon Aug 18 2008, 07:46

The agent should atrend the home inspection if at all possible.
It is also important for the buyer to attend.
In that way if there are issues the inspector can directly show the buyer what the issue or problem is.

My sense is that you will not be able to buy a single family home under $200,000 in East Palo Alto despite what is listed below that price right now.
I do believe you could buy a house for around $300,000.

Dear San Carlos Investor:
I sold a house to a young couple from Stanford earlier this year for a little over $500,000.
It was a 2 bedroom 1 bath home on a nice lot. This property had been owned by the same person for 30 years and there was little or no updating. It was located between Spring and Bay Rd south of Woodside Road and north of Marsh Rd in the area of the number streets. This was not county area but rather in the City of Redwood City. The neighborhood is solid and well-located. It will prove to be a good long-term investment.
